HomeMy WebLinkAbout18493• ORDINANCE NO. 18,493 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED DISTRICT - COMMERCIAL TITLED SMITH - SHORT -FORM PD -C (Z -6998) LOCATED ON THE WEST SIDE OF SHACKLEFORD ROAD, APPROXIMATELY 500 FEET NORTH OF STAGECOACH ROAD IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following described property be changed from R -2 to PD -C: Part of the NE ;I NW 1-4 of Section 27, T -1 -N, R -13 -W, West of the Fifth Principal Meridian, Pulaski County, Arkansas, more particularly described as follows: Beginning at the SW corner of the NE < NW 14, Section 21, T -1 -N, R -13 -W; thence N00 001153" West 419.53 feet along the West line of said NE 14 NW '< to a point; thence S89 046109" East 97.43 feet to a point on the Southerly right -of -way line of Shackleford Road, said point being also on the arc of a 590.97 foot radius curve to the left, said curve having a chord bearing and distance of S46 °20141" West 116.21 feet; thence along the arc of said curve and along said Southerly right -of -way 116.40 feet to the Point of Tangency; thence continuing along said Southerly right -of -way line S52 002147" East 557.35 feet to appoint; thence departing from said Southerly right -of -way line N89 °42152" West 204.53 feet to a point; thence N89 036147" West 416.23 feet to the Point of Beginning. Area containing 3.3830 acres, more or less. SECTION 2. That the preliminary site development plan /plat be approved as recommended by the Little Rock Planning Commission. SECTION 3. That the change in zoning classification contemplated for Smith (Short -Form PD -C) is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VIZ, Section 36- 454(e) of the Code of Ordinances. 0 0 SECTION 4. That the map referred in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and it is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 5. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency. The area of Stagecoach and Shackleford is an appropriate area for business growth in an area in dire need of economic development. This statement of support is my opinion.
