HomeMy WebLinkAbout18403i ORDINANCE NO. 18,403 L-1 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED COMMERCIAL DISTRICT TITLED WILSON - SHORT - FORM PCD (Z- 6899 -A) LOCATED AT 4520 COBB STREET IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING CHAPTER 36 OF THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following described property be changed from R -3 to PCD. A part of the NE k NW 11 of Section 23, T -1 -N, R -13- W, Pulaski County, Arkansas, more particularly described as follows: Beginning 344.0 feet North of the intersection of the North right -of -way line of the Little Rock and Hot Springs Highway with the East line of the NE 4 of the NW ;I of said Section 23; thence run North, 100.0 feet; thence run West, 100.0 feet; thence run North, 50.0 feet; thence run West, 136.0 feet; thence run South 150.0 feet; thence run East 236.0 feet to the point of beginning. SECTION 2. That the preliminary site development plan /plat be approved as recommended by the Little Rock Planning Commission. SECTION 3. That the change in zoning classification contemplated for Wilson (Short -Form PCD) is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (d) of the Code of Ordinances. SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and it is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION S. That the Wilson - Short -Form PCD is subject to the following additional conditions: A. The hours of operation are to be 9:00 a.m. - 7:00 p.m., Tuesday - Saturday. B. The PCD shall be considered null and void if any of the following occur: 1. The owner sells the property and moves. 2. The owner moves from the property. 3. The beauty salon ceases to operate. 4. The beauty salon attempts to operate with more than one chair. SECTION 6. That this ORDINANCE shall take effect and be in full force upon final approval of the plan.
