AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED STAGECOACH
VILLAGE (LOT 4) - SHORT -FORM PCD (Z- 6178 -C)
LOCATED ON THE WEST SIDE OF STAGECOACH
ROAD, APPROXIMATELY 1,600 FEET SOUTH OF
BASELINE ROAD IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING CHAPTER 36 OF THE CODE
OF ORDINANCES OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following
described property be changed from R -2 to PCD:
Part of the North ,s NE 'a of Section 5, T -1 -S, R -13-
W, Little Rock, Pulaski County, Arkansas, more
particularly described as:
Commencing at the SW corner of the North 'i NE k of
Section 5; thence S85 057100 "E 689.05 feet to the
Point of Beginning; thence N01 °50'23" East 367.76
feet; thence N89 °53145" East 29.63 feet to the Point
of Curvature of a curve to the right having a radius
of 75 feet (said curve segment having a chord
bearing and distance of S46 °46136" East 102.93 feet)
to the Point of Curvature of a curve to the left
having a radius of 160 foot (said curve segment
having a chord bearing and distance of S32 016136"
East 154.30 feet); thence S61 °06115" East 130.51
feet to the Point of Curvature of a curve to the
right having a radius of 25.0 feet (said curve
segment having a chord bearing and distance of
S16 006115 11E 35.36 feet); thence along the West
right -of -way line of Arkansas Highway 5 the
following courses: S28 °53145" West 18.90 feet;
thence S53 020'23" West 60.42 feet; thence S06 012154"
West 51.66 feet; thence N85 057100" West 279.79 feet
to the Point of Beginning containing 1.70 acres more
or less.

SECTION 2. That the preliminary site development plan /plat
be approved as recommended by the Little Rock Planning
Commission.
SECTION 3. That the change in zoning classification
contemplated for Stagecoach Village (Lot 4) - Short -Form PCD is
conditioned upon obtaining a final plan approval within the time
specified by Chapter 36, Article VII, Section 36 -454 (d) of the
Code of Ordinances.
SECTION 4. That the map referred in Chapter 36 of the Code
of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the
extent and in the respects necessary to affect and designate the
change provided for in Section 1 hereof.
SECTION 5. That this ORDINANCE shall take effect and be in
full force upon final approval of the plan.
