AN ORDINANCE APPROVING MODIFICATION TO A
PLANNED ZONING DISTRICT AND PROVIDING FOR
THE ESTABLISHMENT OF A PLANNED ZONING
DEVELOPMENT TITLED BALE CHEVROLET -HONDA
REVISED PCD (Z- 4997 -F), LOCATED AT 13101
CHENAL PARKWAY, IN THE CITY OF LITTLE
ROCK, ARKANSAS, AMENDING ORDINANCES NO.
15,472, NO. 15,735, NO. 15,736 AND NO.
16,083 AND CHAPTER 36 OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That Ordinances No. 15,472 passed on May 3,
1988, No. 15,735 and 15,736 passed on August 15, 1989 and No.
16,083 passed on August 20, 1991, be amended to provide for
modification of the Planned Zoning Development described as
Bale Chevrolet -Honda - Revised PCD (Z- 4997 -F);
SECTION 2. That the zone classification of the following
described property be changed from PCD to Revised PCD:
Parts of Tracts 10, 11, 12 and 13 lying South of
Chenal Parkway and North of West Markham Street
and that part of Farris Street (closed) lying
adjacent to said Tracts 10 and 11 and that part of
Nickell Street (closed) lying adjacent to Tracts
11 and 12 and that part of Buck Street (closed)
lying adjacent to said Tracts 12 and 13, all in
Hillvale Addition, a subdivision of a portion of
the East 4t, NW ;4, and the West ;z, NE 44, Section 5,
T -1 -N, R -13 -W, Little Rock, Pulaski County,
Arkansas, all more particularly described as:
Beginning at the SE corner of Lot 3, West Markham
Parkway Addition, said corner lying on the North
right -of -way line of West Markham Street; thence
N20 °28145 "W along the East boundary line of said
West Markham Parkway Addition, 397.8 feet to a
point; thence NO °46145 "W and continuing along said
East boundary line, 115.1 feet to the NE corner of
Lot 2, said West Markham Parkway Addition, said
corner lying on the South right -of -way line of
Chenal Parkway; thence Easterly along said South
right -of -way line, being the arc of a 904.93 foot
radius curve to the right, having a chord bearing

and distance of N87 023'35 "E, 230.62 feet to a
point; thence continue Easterly along said South
right -of -way line the following bearings and
distances: S86 °56145 11E, 200.57 feet; S89 °01'E,
5.00 feet (4.94 feet deed); SO °19115 "E, 4.24 feet
(4.44 feet deed) to a point and S85 °07143 "E, 819.5
feet to a point on the West right -of -way line of
Gamble Road; thence SO °30100 "E, along said West
right -of -way line, 426.30 feet to a point on the
North right -of -way line of West Markham Street;
thence N89 021 11W, along said North right -of -way
line, 1,115.35 feet to the point of beginning,
containing 12.9312 acres more or less.
SECTION 3. That the revised site development plan be
approved as recommended by the Little Rock Planning
Commission.
SECTION 4. That the change in zoning classification
contemplated for Bale Chevrolet -Honda - Revised PCD is
conditioned upon obtaining final plan approval within the time
specified by Chapter 36, Article VII, Sections 36- 454(d) of
the Code of Ordinances.
SECTION 5. That the map referred to in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and is hereby amended to the extent
and in the respects necessary to affect and designate the
changed provided for in Section 1 hereof.
SECTION 6. That this Ordinance shall take effect and be
in full force upon final approval of the plan.
