HomeMy WebLinkAbout182260 0 233' 1 ORDINANCE NO. 18,226 2 3 AN ORDINANCE TO RECLASSIFY PROPERTY 4 LOCATED IN THE CITY OF LITTLE ROCK, ARKANSAS; 5 TO ACCEPT THE SITE DESIGN AS CONSISTENT WITH 6 THE HIGHWAY 10 OVERLAY DISTRICT; TO AMEND 7 CHAPTER 36 OF THE LITTLE ROCK, ARK., CODE OF 8 ORDINANCES; TO DECLARE AN EMERGENCY; AND 9 FOR OTHER PURPOSES. 10 11 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF 12 THE CITY OF LITTLE ROCK, ARKANSAS: 13 Section 1. The zoning classification for the following property shall be, and hereby 14 is, changed as indicated: 15 Lot B-4, The Ranch, Little Rock, Arkansas, Plat Book _, Page 16 _, more particularly described as: 17 Part of the SW 1/4 of Section 13, T -2 -N, R -14 -W, Pulaski 18 County, Arkansas, more particularly described as follows: 19 Beginning at the intersection of the North right -of -way line of 20 Arkansas State Hwy. #10 and the West right -of -way line of Ranch 21 Drive; thence N32 °02'26 "W along said North right -of -way line, 22 18.27 ft; thence N53 °07'39 "W and continuing along said North 23 right -of -way line, 320.16 ft; thence N68 °41'18 "W and continuing 24 along said North right -of -way line, 67.05 ft.; thence N51 °20'1 VW 25 and continuing along said North right -of -way line 202.92 ft.; 26 thence N 38 °39'22 "E, 742.73 ft. to a point on the South right -of- 27 way line of said Ranch Drive; thence Southeasterly along the 28 Southerly and Westerly right -of -way line of said Ranch Drive, 29 being the arc of a 420.00 ft. radius curve to the right, a chord 30 bearing and distance of S19 °44'04 "E, 677.42 ft.; thence 31 S34 °00'58 "W and continuing along said West right -of -way line, (Corrected 5- 10 -00.) 0 2 1 351.53 ft; thence Southwesterly and continuing along said West 2 right -of -way line, being the arc of a 40.00 ft. radius curve to the 3 right, a chord bearing and distance of S43 °41'02 "W, 13.47 ft. to 4 the point of beginning, containing 404,374 sq. ft. or 9.2831 acres 5 more or less, which is hereby rezoned from C -2, Shopping Center 6 Commercial District, to 0-3, General Office District; 7 Less and except the following described portion of the above 8 described property which is hereby zoned "OS" Open Space 9 District: 10 Part of the SW' /4 of Section 13, T -2 -N, R -14 -W, Pulaski County, 11 Arkansas, more particularly described as follows: 12 Beginning at the intersection of the North right -of -way line of 13 Arkansas State Highway 10 and the West right -of -way line of 14 Ranch Drive; thence N32 °02'26 "W along said North right -of -way 15 line, 18.27 feet; thence N53 °07'39 "W and continuing along said 16 North right -of -way line, 320.16 feet; thence N68 °41'18 "W and 17 continuing along North right -of -way line, 67.05 feet; thence 18 N51'20'1 I "W and continuing along said North right -of -way line, 19 202.92 feet; thence N38 °39'22 "E, 50.00 feet; thence S51 °20'11 "E 20 along a line 105.00 feet North of and parallel with the centerline 21 of Arkansas State Highway 10, 604.32 feet to a point on the West 22 right -of -way line of said Ranch Drive; thence S34 °00'58 "W along 23 said West right -of -way line, 12.65 feet; thence Southwesterly and 24 continuing along said West right -of -way line, being the arc of a 25 40.00 foot radius curve to the right, a chord bearing and distance 26 of S43 °41'02 "W, 13.47 feet to the point of beginning, containing 27 21,118 square feet or 0.4848 acres more or less. (All located at the 28 northwest corner of Ranch Drive and Cantrell Road). 29 Section 2. To the extent that the Site Design and Development Standards of Little 30 Rock, Ark., Rev. Code § 36- 346(e)(4) require a forty (40) foot landscaped area along the -2- 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 30 31 235 i r Highway 10 (Cantrell Road) footage, the Board finds that the approximately 50 -foot "OS" Open Space zoned property, more fully described in Section 1 above, and made a part of this rezoning, fulfills this requirement. Section 3. The map referred to in Chapter 36 of the Little Rock, Ark., Revised Code of Ordinances and designated the district map shall be, and hereby is, amended to the extent and in the respects necessary to affect and designate the changes provided for in Section 1 and 2 of this ordinance. Section 4. Emergency Clause. The Board finds that the particular development being offered in this rezoning request will provide jobs, help to develop an area that has been set aside for controlled and particularized development, and will enhance the overall quality of life for the citizens of the City of Little Rock, Arkansas, and further, that the ability to proceed with this project as soon as possible is essential to protect the public health, safety, and welfare. An emergency is, therefore, declared to exist, and this ordinance shall be in full force and effect from and after the date of its passage.
