AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED CALDWELL -
SHORT -FORM PCD (Z -6746) LOCATED AT 18600
CRYSTAL VALLEY ROAD IN THE CITY OF LITTLE
ROCK, ARKANSAS, AMENDING CHAPTER 36 OF
THE CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following
described property be changed from R -2 to PCD.
Part of the South '� of SE 4 of Section 24, T -1 -N,
R -14 -W, Pulaski County, Arkansas, more particularly
described as:
Commencing at the NW corner of the SE ''a SE '4 of
Section 24, T -1 -N, R -14 -W; thence South along the
West line of said SE %a SE 'a, 109.5 feet; thence
East 56 feet to the Point of Beginning; thence
continue East 203.96 feet; thence South 208.7
feet to the North right -of -way line of Hammond
Road as recorded in Deed Record Book 1252, Page
395; thence West along said right -of -way 170.0
feet; thence S74 °001W along said right -of -way
72.5 feet to the East right -of -way line of
Crystal Valley Road; thence N24 053152 11W along
said right -of -may 133.62 feet; thence N80 °58'57 "E
100.55 feet; thence N04 °34121 "W 92.01 feet to the
Point of Beginning. Containing 1.16 acres, more
or less.
SUBJECT to an easement for a power line across
the South side, a Utility Easement along Crystal
Valley Road and an additional right -of -way for
Hammond Road.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Caldwell (Short -Form PCD) is conditioned upon
obtaining a final plan approval within the time specified by
Chapter 36, Article VII, Section 36- 454(d) of the Code of 657
Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the
extent and in the respects necessary to affect and designate
the change provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall take effect and be
in full force upon final approval of the plan.
