AN ORDINANCE APPROVING A PLANNED
ZONING DEVELOPMENT AND ESTABLISHING A
PLANNED OFFICE DISTRICT TITLED MCSHANE
- LONG -FORM POD (Z- 4663 -B) LOCATED ON
THE NORTH SIDE OF KANIS ROAD,
APPROXIMATELY 1,000 FEET WEST OF
BOWMAN ROAD IN THE CITY OF LITTLE
ROCK, ARKANSAS, AMENDING CHAPTER 36 OF
THE CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from PCD to POD.
Tract 16, Montclair Subdivision, now in the City
of Little Rock, Pulaski County, Arkansas, and a
strip of ground lying West of and adjacent to
Tract 16, being formerly dedicated road now closed
by county court order in Book 77, Page 602, and
all being more particularly described as:
Commencing at the Southwest corner of Section 4,
T -1 -N, R -13 -W, Pulaski County, Arkansas, and run
thence N01 038146" East along the West line of said
Section 4 a distance of 30.0 feet to the Point of
Beginning; thence continue NO1 038146" East a
distance of 654.551; thence S85 033107" East a
distance of 40.77• to the Northwest corner of said
Tract 16; Montclair Subdivision; thence continue
S87 038123" East a distance of 428.55' to the NE
corner of said Tract 16; thence SO1 °46.07" West a
distance of 647.24, to the Southeast corner of
said Tract 16; thence N88 021102" West a distance,
of 467.8' to the Point of Beginning, containing
6.994 acres, more or less.
SECTION 2. That the preliminary site development
plan/plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for McShane (Long -Form POD) is conditioned upon
obtaining a final plan approval within the time specified by
Chapter 36, Article VII, Section 36- 454(d) of the Code of.
Ordinances.
SECTION 4. That the map referred to in Chapter 36 of
the Code of Ordinances of the City of Little Rock, Arkansas,
and designated district map be and it is hereby amended to
the extent and in the respects necessary to affect and
designate the change provided for in Section 1 hereof. GOO
SECTION 5. That this ORDINANCE shall take effect and
be in full force upon final approval of the plan.
