ORDINANCE NO. 17,851 I
AN ORDINANCE VACATING AND CLOSING A PORTION OF
COTTONDALE LANE IN THE RIVERDALE ADDITION TO
THE CITY OF LITTLE ROCK, ARKANSAS.
WHEREAS, a petition was duly filed with the Little Rock City Clerk on the 10th day of
September, 1998, asking the Little Rock Board of Directors to vacate and abandon a portion of
Cottondale Lane in the Riverdale Addition to the City of Little Rock, Arkansas, as designated on
the plat of said Addition now appearing of record in Plat Book 34, Page 33, in the office of the
Recorder of Pulaski County, Arkansas; and
WHEREAS, after due notice as required by law, the Board of Directors has, at the time
and place mentioned in the notice, heard all persons desiring to be heard on the question and
has ascertained that the portions of street hereinbefore described, has been dedicated to the
public use as a street, will be relocated approximately 430 feet South of the current location to
maintain public access to the remaining portions of Cottondale Lane; that all owners of the
property abutting upon the portion of the street to be vacated have filed with the City Clerk their
written consent to the abandonment; and
WHEREAS, the public interest and welfare will not be adversely affected by the
abandonment and relocation of this street.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS:
SECTION 1. Except as stated in Section 2 below, the City of Little Rock, Arkansas,
hereby releases, vacates and abandons all its rights, together with the rights of the public
generally, in and to the street designated as follows:
Right of Way Abandonment Description
For Part of Cottondale Lane
A part of the SW1A of Section 33, T -2 -N, R -12 -W, City of Little Rock,
Pulaski County, Arkansas being more particularly described as follows:
Commencing at the SE Corner of the NW1 /4 of the SW1 /4 of said Section
33 thence N 01 40'21" E, 464.00 feet to the South Line of Tract G, Riverdale
Addition; thence N 88 35'18" W, along said South Line, 404.64 feet to the
East Right of Way line of Rivertront Drive; thence along said East Right of
Way Line along a curve to the right having a radius of 1085.14 feet, an arc
length of 173.32 feet, and a chord bearing and distance of N 24 11'08" W,
173.14 feet; thence continue along said East Right of Way Line, N 19 46'18" W,
364.03 feet for the POINT OF BEGINNING on the Southerly Right of Way
Line of Cottondale Lane; Thence continue along the said East Right of Way
Line of Rivertront Drive, N 19 56'21" W, 162,20 feet to the Northerly Right of
Way Line of Cottondale Lane; thence along said Northerly Right of Way Line
along a curve to the left having a radius of 50.00 feet, an arc length of 70.94
feet, and a chord bearing and distance of S 60 26'25" E, 65.14 feet; thence
continue along said Northerly Right of Way Line, N 78 54'55" E, 519.33 feet;
thence continue along said Northerly Right of Way Line along a curve to the left

having a radius of 50.00 feet, an arc length of 49.10 feet and a chord bearing
and distance of N 50 47'01" E,47.15 feet; thence along a curve to the left having
a radius of 60.00 feet, an are length of 115.42 feet, and a chord bearing and
distance of S 32 27'20" E, 98.43 feet; thence along a curve to the right having
a radius of 25.00 feet, an arc length of 20.33 feet, and a chord bearing and
distance of S 64 16'09" E, 19.77 feet to the Southerly Right of Way Line of
Cottondale Lane; thence along said Southerly Right of Way Line S 40 58'30" E,
65.52 feet; thence along said Southerly Right of Way Line along a curve to
the left having a radius of 150.00 feet, and arc length of 157.39 feet, and a
chord bearing and distance of N 71 02'02" W, 150.27 feet; thence S 78 54'25"
W, along said Southerly Right of Way Line, 488.71 feet; thence along said
Southerly Right of Way Line along a curve to the left having a radius of 50.00
feet, an arc length of 86.14 feet, and a chord bearing and distance of S 29 34'48"
W, 75.90 feet to the POINT OF BEGINNING. Containing 0.877 Acres (38,182 Sq. Ft.)
more or less.
SECTION 2. The City specifically retains the right to use, and allow others to use, the
former street right -of -way in its entirety as a public utility and drainage easement.
SECTION 3. Abutting owners of record, receiving title to the abandoned right -of -way
and easement shall at their cost remove all vestiges of public use and access as may exist;
such modifications shall include, but are not limited to the following:
A. The entrances on both ends of the abandoned right -of -way and easement shall
be offset and /or rebuilt to conform to the standard driveway design as required by
Little Rock, Ark. Rev. Code Sec. 30- 26 - -50 (1988).
B. The edge of pavement of the right -of -way shall be rebuilt to conform to existing
conditions in the general vicinity where the abandoned right -of -way and easement
intersects with the remaining public right -of -way.
SECTION 4. A copy of this Ordinance, duly certified by the City Clerk, shall be filed in
the Office of the Recorder of Pulaski County and recorded in the records of the County.
SECTION 5. This Ordinance shall take effect and be in force from and after its
passage and approval.
