HomeMy WebLinkAbout17850ORDINANCE NO. 17,850 6 AN ORDINANCE RECLASSIFYING PROPERTY LOCATED IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING SECTION 36 OF THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following property be and is hereby changed as indicated: Z -6554 - Described as part of the SW 4, SW 'A, Section 4, T -1 -N, R -13 -W, Pulaski County, Arkansas, more particularly described as follows: TRACT 1 Part of the SW 1/4 SW '/4, Section 4, T -1 -N, R -13 -W, Pulaski County, Arkansas more particularly described as: Commencing at the SW corner of Tract 14, Montclair Subdivision said point lying on the North right -of -way line of Kanis Road; thence N02033116 "E along the West line of said Tract 14, 247.20 feet; thence S88 003112 "E, 200.64 feet to a point on the East line of said Tract 14; thence S02 042130 "W along said East line 47.97 feet; thence S02 033113 "W and continuing along said East line 200.29 feet to a point on the North right -of -way line of Kanis Road; thence N87 045101 "W along said North right -of -way line 200.00 feet to the point of beginning containing 49,611 square feet or 1.1389 acres more or less: From "R -2" Single Family to "0-3" General Office District. (Northwest corner of Kanis Road and Bowman Road) SECTION 2. That the C -3 zoning of the property described as Tract 2 in Section 1 of this ordinance shall be subject to the following conditions (proposed by the applicant) which shall be covenants running with the land to bind subsequent grantees of the property. A. There is to be no building constructed in the 300 foot by 150 foot area directly at the southeast corner of the property as represented on the attached illustration (Attachment "A "). B. The property is to be limited to two driveways onto Kanis Road as represented on the attached illustration (Attachment "A "). The eastern driveway, located approximately 200 feet west of the intersection of Kanis and Bowman Roads, is to be a right -turn, exit only. The western driveway, located approximately 300 feet west of the intersection of Kanis and Bowman Roads, is to be a service entrance and exit only. C. The permitted uses of the property shall only be those listed in the "C -2" Shopping Center District. D. Attachment "A" is not a site plan and is only an illustration for the purpose of identifying the conditions outlined in Sections 2 -A and 2 -B of this Ordinance. 6 521 0 , 522 SECTION 3. That the map referred to in Section 36 of the Code of Ordinances of the City of Little Rock and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Sections 1 and 2 hereof. SECTION 4. That the Ordinance shall take effect and be in full force from and after its passage and approval.
