AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED EGBOSIMBA --
SHORT -FORM PCD (Z- 6239 -A) LOCATED IN THE
3700 BLOCK OF ASHER AVENUE IN THE CITY OF
LITTLE ROCK, ARKANSAS, AMENDING CHAPTER
36 OF THE CODE OF ORDINANCES OF THE CITY
OF LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from R -3 to PCD.
Lots 6 and 7, Block 9, R. C. Butler's Addition to the
City of Little Rock, Pulaski County, Arkansas.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Egbosimba (Short -form PCD) is conditioned
upon obtaining a final plan approval within the time
specified by Chapter 36, Article VIZ, Section 36-
454(d) of the Code of Ordinances.
SECTION 4. That the map referred in Chapter 36
of the Code of Ordinances of the City of Little Rock,
Arkansas, and designated district map be and it is hereby
amended to the extent and in the respects necessary to
affect and designate the change provided for in Section 1
hereof.
SECTION 5. That this ORDINANCE shall take effect and
be in full force upon final approval of the plan.

AN, ORDINANCE AMENDING CHAPTER 31 OF THE CODE
OF ORDINANCES OF THE CITY OF LITTLE ROCK,
ARKANSAS, PROVIDING FOR A WAIVER OF RIGHT -OF-
WAY DEDICATION REQUIREMENTS FOR EGBOSIMBA
GROCERY LOCATED AT 3700 ASHER AVENUE.

BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
ARKANSAS:
SECTION 1. That Chapter 31 of the Code of Ordinances be amended to provide for a waiver
of certain requirements within the Subdivision Ordinance and Master Street Plan for the City of Little
Rock for Egbosimba located at 4600 Asher Avenue, as follow:
Subsection a. That Section 31 -282, requiring right -of -way dedication per the
Master Street Plan be waived to allow Oak Street right -of -way to be 25 feet
from centerline of street with a 5 feet wide utility and drainage easement.
SECTION 2. This ORDINANCE shall take effect thirty (30) days from and after its passage.
