M ® 'm M WHEREAS, Ordinance No. 15,004 was passed on December 3, 1985 establishing a planned zoning district; and WHEREAS, the Little Rock Zoning Ordinance, Chapter 36 of the Code of Ordinances established a three (3) year preliminary approval limit for development; and WHEREAS, the owner of the subject property has failed to complete the conditions of approval within the specified time line; and WHEREAS, it is necessary to repeal the "PZD" ordinance and restore the zoning classification as previously existed. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That Ordinance No. 15,004 is hereby repealed, removing from the official zoning map the classification Planned Residential District titled Hunter's Ridge Long -Form PRD at 11,700 Cantrell Road. SECTION 2. That the property described as: Part of the NW 1/4 of Section 21, T -2 -N, R -13 -W, Pulaski County, Arkansas, more particularly described as: Starting at the SW corner of the NW 1/4, NW 1/4, said Section 21; thence N010061W, along the West line of said NW 1/4, NW 1/4, 631.91 feet to a point on the South line of Lot 9, Block 5, Walton Heights, Little Rock, Arkansas; thence S650361E along the South line of said Block 5, 431.5 feet to a point on the South line of Lot 14; said Block 5 and the point of beginning; thence continue S650361E along the South line of said Block 5, 21.8 feet to a point; thence S730361E and continuing along the South line of said Block 5, 1,164.20 feet the SE corner of Lot 28, said Block 5; thence S10 05109 "W, 400.46 feet to a point on the North right -of -way line of Arkansas State Highway No. 10; thence Northwesterly along said North right -of -way line the following chord bearings and distances: N880291W, 147.2 feet; N88010'W, 204.5 feet; N850351W, 121.8 feet; N830411W, 197.6 feet; N820241W, 200.5 feet and N81019'W, 178.9 feet to the East property line of the Arkansas Power and Light Company property; thence N010061W along said East line, 651.0 to the point of beginning, containing 13.69 acres more or less be restored to R -2 Single Family as existed prior to the adoption of Ordinance No. 15,004.
