AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED MAXMART #2 --
SHORT -FORM PCD (Z -6476) LOCATED AT 19,500
CANTRELL ROAD IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING CHAPTER 36 OF THE CODE
OF ORDINANCES OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.

BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following
described property be changed from C -2 to PCD.
Part of the SE 1/4 NW 1/4, Section 15, T -2 -N, R -14 -W,
Pulaski County, Arkansas more particularly described
as:
Commencing at the NW corner of Lot 1, Northwest
Territory Addition, Little Rock, Arkansas (Plat Book E,
Page 949); thence 539057'48 "W, 90.00 feet to a point on
the West right -of -way line of Chenal Parkway and the
Point of Beginning; thence Southeasterly along said
right -of -way line following the arc of a 527.96 foot
radius curve to the right, a chord bearing and distance
of 540001'08 "E, 183.68 feet; thence S59059157 "W and
continuing along said right -of -way line, 5.00 feet;
thence Southeasterly and continuing along said right -
of -way line, following the arc of a 522.96 foot radius
curve to the right, a chord bearing and distance of
518004122 "E, 216.17 feet; thence Southwesterly and
continuing along said right -of -way line, following the
arc of a 50.00 foot radius curve to the right, a chord
bearing and distance of S46020156 "W, 79.73 feet to a
point on the North right -of -way line of Arkansas State
Hwy. #10; thence N80046144 "W along said North right -of-
way line 226.04 feet; thence N09014131 "E, 400.13 feet;
thence Southeasterly along the arc of a 527.96 foot
radius curve to the right, a chord bearing and distance
of S52028'46 "E, 45.08 feet to the Point of Beginning,
containing 76,876 square feet or 1.764 acres more or
less.
SECTION 2. That the preliminary site development plan /plat
be approved as recommended by the Little Rock Planning
Commission.

SECTION 3. That the change in zoning classification
contemplated for Maxmart #2 (Short -Form PCD) is conditioned upon
obtaining a final plan approval within the time specified by
Chapter 36, Article VII, Section 36- 454(d) of the Code of
Ordinances.

SECTION 4. That the map referred to in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the extent
and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That this ORDINANCE shall take effect and be in
full force upon final approval of the plan.
