AN ORDINANCE REVOKING ORDINANCE NO. 16,630
AND ESTABLISHING A REVISED PLANNED DISTRICT
- RESIDENTIAL TITLED THE OARS OF CHENAL --
REVISED PD -R LONG -FORM (Z- 5588 -B) LOCATED
AT THE SOUTHWEST CORNER OF CHENAL PARKWAY
AND CHENAL CLUB BLVD. IN THE CITY OF LITTLE
ROCK, ARKANSAS, AMENDING CHAPTER 36 OF THE
CODE OF ORDINANCES OF THE CITY OF LITTLE
ROCK; AND FOR OTHER PURPOSES.
WHEREAS, the current desire of the property owner is to
revoke the original The Oaks of Chenal -- Long -Form PD -R
(established by Ordinance No. 16,630 on April 19, 1984) and
establish a revised PRD for the property with certain revisions.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the Ordinance No. 16,630 be revoked in its
entirety and that the zone classification of the following
described property be changed to PD -R.
Parts of the NE 1/4, SE 1/4, and SW 1/4, Section 26,
T -2 -N, R -14 -W, Pulaski County, Arkansas, more
particularly described as:
Beginning at the intersection of the Easterly right -of-
way line of Chenal Club Blvd. and the Southerly right -
of -way line of Chenal Parkway; thence S70 055112" East
along the Southerly right -of -way line of Chenal
Parkway, 17.64 feet to a point; thence N19 004148 "E,
20.00 feet to a point; thence S70 055112 11E and
continuing along said Southerly right -of -way line,
563.06 feet to a point; thence Southeasterly along the
arc of a 2,784.79 foot radius curve to the right,
having a chord bearing and distance of S56049132 "E,
1,356.17 feet to a point; thence S60033137 "W, 134.30
feet to a point; thence S71006130 "W, 477.84 feet to a
point; thence S46008158 "W, 725.28 feet to a point;
thence N55051103 "W, 984.90 feet to a point; thence
N75032,19 "W, 305.45 feet to a point; thence
N01054144 -W, 556.91 feet to a point on the Easterly
right -of -way line of Chenal Club Blvd.; thence
N84054117 "E along said Easterly right -of -way line,
83.80 feet to a point; thence Northeasterly along said
Easterly right -of -way line, being the arc of a 464.26
foot radius curve to the left, having a chord bearing
and distance of N52047125 "E, 493.59 feet to a point;
thence N20040133 "E and continuing along said Easterly
right -of -way line, 154.65 feet to the point of 204
beginning, containing 45.4997 acres more or less.
SECTION 2. That the preliminary site development plan/plat
be approved as recommended by the Little Rock Planning
Commission.
SECTION 3. That the change in zoning classification
contemplated for The Oaks of Chenal (Revised Long -Form PD -R) is
conditioned upon obtaining a final plan approval within the time
specified by Chapter 36, Article VII, Section 36- 454(d) of the
Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the extent
and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That this ORDINANCE shall take effect and be in
full force upon final approval of the plan.
