AN ORDINANCE REVOKING ORDINANCE NO. 16,872
AND ESTABLISHING A REVISED PLANNED DISTRICT
- RESIDENTIAL TITLED HUNTER'S GREEN -
REVISED LONG -FORM PD -R (Z- 4587 -B) LOCATED
AT THE END OF HUNTER'S GLEN BLVD. IN THE
CITY OF LITTLE ROCK, ARKANSAS, AMENDING
CHAPTER 36 OF THE CODE OF ORDINANCES OF THE
CITY OF LITTLE ROCK; AND FOR OTHER
PURPOSES.
WHEREAS, the current desire of the property owner is to
revoke the original Hunter's Green -- Long -Form PD -R (established
by Ordinance No. 16,872 on April 18, 1995) and establish a
revised PD -R for the property with certain revisions.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the Ordinance No. 16,872 be revoked in its
entirety and that the zone classification of the following
described property be changed to PD -R.
Parts of the NW 1/4, SE 1/4, NE 1/4 Section 32, T -2 -N,
R -13 -W, Pulaski County, Arkansas, being more
particularly described as follows:
BEGINNING at the SW corner of the NW 1/4, SE 1/4, NE
1/4 Section 32 also being the NW corner of Hunter's
Cove Addition (Book C, Page 167); thence N00 033'37"
West along the West line of Marlowe Manor Addition
(Book 33, Page 98) a distance of 666.34 feet; thence
N89 054158" East along the South line of Marlowe Manor
Addition 659.38 feet to the NW corner of Lot 1,
Hunter's Glen Addition (Book B, Page 101); thence
S00 019102" East along the West line of said Lot 1 a
distance of 610.66 feet to the SW corner of said Lot 1
on the Northerly right -of -way line of Hunter's Glen
Boulevard (110 feet right -of -way); thence along said
right -of -way line on a curve to the left having a
radius of 55.00 feet, an arc length of 86.23 feet and a
chord which bears S44 046119" West 77.66 feet to the
North line of Hunter's Cove Addition' thence S89 051130"
West along said North line 601.55 feet to the POINT OF
BEGINNING containing 10.005 acres, more or less.
SECTION 2. That the preliminary site development plan /plat
be approved as recommended by the Little Rock Planning
Commission.
SECTION 3. That the change in zoning classification
contemplated for Hunter's Green (Revised Long -Form PD -R) is
conditioned upon obtaining a final plan approval within the time 202
specified by Chapter 36, Article VII, Section 36- 454(d) of the
Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the extent
and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That this ORDINANCE shall take effect and be in
full force upon final approval of the plan.
