AN ORDINANCE REVOKING ORDINANCE NO. 16,520
AND PROVIDING FOR THE ESTABLISHMENT OF A
REVISED PCD TITLED LEISURE ARTS LONG -FORM
PCD LOCATED AT 5701 RANCH DRIVE (Z- 4343 -C)
IN THE CITY OF LITTLE ROCK, AMENDING
CHAPTER 36 OF THE CODE OF ORDINANCES FOR
THE CITY OF LITTLE ROCK; AND FOR OTHER
PURPOSES.
WHEREAS, the Original Leisure Arts Long -Form PCD
(established by Ordinance No. 16,520 on November 2, 1993) has
expired, and;
WHEREAS, the current desire of the property owner is to
establish a revised PCD for the property with certain revisions
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following
described property be changed from 0-2 and R -2 to PCD.
Tract 'L ", The Ranch, Little Rock, Arkansas,
containing 19.3732 acres more or less.

Part of the NW 1/4, SW 1/4, Section 13 and part
of the NE 1/4, SE 1/4, Section 14, all in T -2 -N,
R -14 -W, Pulaski County, Arkansas, more
particularly described as: Beginning at the NW
corner of Tract IL•, The Ranch, Little Rock,
Arkansas; thence SO4008120 "E along the West line
of said Tract ILI, 397.00 feet to the SW corner
of said Tract 'L', said corner lying on the
Northerly right -of -way line of Ranch Drive;
thence Northwesterly along said Northerly right -
of -way line, being the arc of a 447.46 feet
radius curve to the right, having a chord
bearing and distance of N58043122 "W, 227.63
feet; thence N43059115 "W and continuing along
said Northerly right -of -way line 582.29 feet;
thence N37005134 "E, 273.53 feet; thence
N50036149 "E, 206.20 feet; thence 512005141 "E,
49.00 feet; thence S50025125 "E, 662.93 feet to a
point on the North line of said Tract 'L', The
Ranch; thence 585051140 "W along said North line,
276.00 feet to the point of beginning,
containing 7.3195 acres more or less.
Property contains 26.6927 total acres more or
less.

SECTION 2. That the preliminary site development plan /plat
be approved as recommended by the Little Rock Planning
Commission.
SECTION 3. That the change in zoning classification
contemplated for Leisure Arts (Long -Form PCD) is conditioned upon
obtaining a final plan approval within the time specified by
Chapter 36, Article VII, Section 36- 454(d) of the Code of
Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the extent
and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall take effect and be in full
force upon final approval of the plan.
