AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
OFFICE DISTRICT TITLED ARKANSAS SYSTEMS
LONG -FORM POD AT THE NE CORNER OF CHENAL
PARKWAY AT TECHNOLOGY DRIVE (Z- 6051 -B)
IN THE CITY OF LITTLE ROCK, ARKANSAS,
AMENDING CHAPTER 36, OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from 0-2 Office to
POD.
A parcel of land in Section 36, T -2 -N, R -14 -W,
Little Rock, Arkansas, being more particularly
described as follows:
Commencing at a Center Section 36, T -2 -N, R -14 -W,
Pulaski County, Arkansas; thence 587059'01" East,
along the North line of the NW 1/4, SE 1/4, said
Section 36, a distance of 1,343.21 feet to a PIP
pinch pipe and the true Point of Beginning; thence
501034134 11W, along the East line of the West 1/2,
SE 1/4, said Section 36, a distance of 1,840.24
feet to a FIP pinch -pipe; thence N87 017120" West,
a distance of 547.53 feet to a FIP; thence
512036.08" West, a distance of 158.44 feet to a
FIP; thence S86 058124" West, a distance of 47.85
feet to a FIP; thence S01 015102" West, a distance
of 154.93 feet to a FIP; thence N87 031.22" West, a
distance of 417.38 feet to a point on the East
right -of -way of Chenal Parkway; thence N09 056117"
West along said East right -of -way line, a distance
of 948.87 feet to a point; thence N80 003'43" East
and continuing along said East right -of -way line;
a distance of 10.00 feet to a point; thence
N09 057.08" West and continuing along said East
right -of -way line, a distance of 4.00 feet to a
point; thence around a curve to the left and
continuing along said East right -of -way line,
through a central angle of 19 055127" an arc
distance of 1,017.07 feet, a radius of 2,924.79
feet and a chord bearing of N18046'49" West with a
distance of 1,015.60 feet to a point; thence

continuing along said East right -of -way line,

distance of 92.08 feet to a point; thence

along said East right -of -way line, a distance of
10.00 feet to a point; thence N31038139" West, and
continuing along said East right -of -way line, a
distance of 80.46 feet to a point; thence

1,322.99 feet to a point on the east line of the
West 1/2, NE 1/4, said Section 36; thence

of 222.82 feet to the Point of Beginning;
containing 2953443.09 square feet or 67.80 acres,
more or less.

SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Arkansas Systems (Long -Form POD) is
conditioned upon obtaining a final plan approval within the
time specified by Chapter 36, Article VII, Section 36- 454(d)
of the Code of Ordinances.
SECTION 4. That the map referred in Chapter 36
of the Code of Ordinances of the City of Little Rock,
Arkansas, and designated district map be and it is hereby
amended to the extent and in the respects necessary to
affect and designate the change provided for in Section 1
hereof.
SECTION 5. That this ORDINANCE shall take effect and
be in full force upon final approval of the plan.
