AN ORDINANCE APPROVING A PLANNED
DEVELOPMENT AND ESTABLISHING A PLANNED
DISTRICT - RESIDENTIAL TITLED COLEMAN PD -R
AT 200 BLOCK SOUTH FARRIS STREET (Z -6376)
IN THE CITY OF LITTLE ROCK, ARKANSAS,
AMENDING CHAPTER 36, OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK; AND
FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from R -2 Single
Family to PD -R Planned Development - Residential.
A parcel of land in Section 5, T -1 -N, R -13 -W,
Little Rock, Arkansas, being more particularly
described as follows:
Tract 1 - The West 145 feet of South 65 feet of
North 167 feet of Tract 18, Hillvale Addition, in
Pulaski County, Arkansas.
Tract 2 - Part of Tract 18, Hillvale Addition in
Pulaski County, Arkansas, more particularly
described as follows:
Commencing at the NE corner of said Tract 18,
Hillvale Addition, thence South 167.0 feet along
the Westerly right -of -way of Gamble Road; thence
589048119 -W, 145.0 feet to the Point of Beginning;
thence South 65.0 feet; thence 589048119 -W, 145.0
feet to the Easterly right -of -way line of Farris
Street; thence North 65.0 feet along said Easterly
right -of -way; thence N89 048'19 "E, 145.0 feet along
said Easterly right -of -way; thence N89 048'19 "E,
145.0 feet to the point of beginning, containing
0.216 acres, more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Coleman (Short -Form PD -R) is conditioned
upon obtaining a final plan approval within the time
specified by Chapter 36, Article VII, Section 36- 454(d) of
the Code of Ordinances.

SECTION 4. That the map referred in Chapter 36
of the Code of Ordinances of the City of Little Rock,
Arkansas, and designated district map be and it is hereby
amended to the extent and in the respects necessary to
affect and designate the change provided for in Section 1
hereof.
SECTION 5. That this ORDINANCE shall take effect and
be in full force upon final approval of the plan.
