ORDINANCE NO. 17,574
AN ORDINANCE REPEALING ORDINANCE NO.
16,811 ESTABLISHING WORTHEN BANK BRANCH,
CHENAL PARKWAY AMENDED SHORT -FORM PCD
(Z- 4933 -C) AND AMENDING ORDINANCE NO.
15,990 MECHANICS LUMBER COMPANY LONG -FORM
PCD (Z- 4933 -B) AND PROVIDING FOR THE
RECLASSIFICATION OF PROPERTY LOCATED AT
15721 CHENAL PARKWAY IN THE CITY OF LITTLE
ROCK, ARKANSAS, AMENDING CHAPTER 36 OF THE
CODE OF ORDINANCES OF THE CITY OF LITTLE
ROCK, ARKANSAS; AND FOR OTHER PURPOSES.
WHEREAS, Ordinance No. 15,990 established Mechanics
Lumber Company Long -Form PCD (Z- 4933 -B) on December 26, 1990
encompassing the subject property; and
WHEREAS, Ordinance No. 16,811 adopted on December 20,
1994, modified Ordinance No. 15,990 by establishing Worthen
Bank Branch Chenal Parkway - amended Short -form PCD (Z-4933-
C) on a fractional part of the original PCD; and
WHEREAS, a request was filed on July 14, 1997 to
reclassify the fractional part of the property from PCD to
C -3; and
WHEREAS, the City of Little Rock, Arkansas Planning
Commission, on August 21, 1997, by a vote of 9 ayes, 1 noe
and 1 absent voted to recommend approval of the
reclassification from PCD to C -3.
NOW, THEREFORE BE IT ORDAINED BY THE BOARD OF DIRECTORS
OF THE CITY OF LITTLE ROCK, ARKANSAS.

SECTION 1. That Ordinance No. 15,990, passed on December
26, 1990, be amended to provide for the deletion of Lot 2 from
the Mechanics Lumber Company PCD (Z- 4933 -B).
SECTION 2. That Ordinance No. 16,811 passed on December
20, 1994, be revoked in its entirety.
SECTION 3. That the property known as Lot 2, One Source
Addition to the City of Little Rock, Arkansas and more
particularly described below be reclassified from PCD to C -3
General Commercial;
A parcel of land in Section 6, T -1 -N, R -13 -W,
and located at the SE corner of Chenal Parkway
and Kanis Road, Little Rock, Arkansas, being
more particularly described as follows:

From the NW corner of said Section 6, a distance
of 434.23 feet, thence S0 050140 "W, 808.95 feet
to the South right -of -way line of Chenal Parkway
for the POB, thence S23 012122 "W, 275.30 feet;
thence S75000'25 "W, 103.70 feet to the Northerly
right -of -way line of Ranis Road; thence
N14059135 "W along said Northerly right -of -way
line a distance of 301.32 feet; thence
Northeasterly along a curve to the right whose
radius is 50.00 feet, having a chord bearing and
distance of H45036127 "E, 87.12 feet to a point
on the South right -of -way line of Chenal
Parkway; thence S73047131 "E along said South
right -of -way line a distance of 171.54 feet;
thence continuing along said South right -of -way
line along a curve to the right whose radius is
1,387.80 feet, having a chord bearing and
distance of 567051100 "E, 64.38 feet to the POB,
containing 1.46 acres, more less.
SECTION 4. That the map referred to in Section 36 of the
Code of Ordinances of the City of Little Rock and designated
district map be and is hereby amended to the extent and in the
respects necessary to affect and designate the change provided
for in Section 1 hereof.
SECTION 5. That the Ordinance shall take effect and be in
full force from and after its passage and approval.
