ORDINANCE NO. 17,570
AN ORDINANCE RECLASSIFYING PROPERTY
LOCATED IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING SECTION 36 OF THE
CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK, ARKANSAS; AND FOR
OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following
property be and is hereby changed as indicated:
Z -6321 - Described as part of the East 1/2, NE
1/4, NE 1/4, Section 24, T -2 -N, R -14 -W, City of
Little Rock, Pulaski County, Arkansas, more
particularly described as follows:
Commencing at a concrete monument known as PAGIS
Monument 2090 -48, being the SE corner, East 1/2,
NE 1/4, NE 1/4, Section 24, T -2 -N, R -14 -W;
thence N89006142 "W for a distance of 355.42 feet
along the south line of said NE 1/4, NE 1/4 to a
found 1 inch iron pipe; thence N01037'28 "E for a
distance of 396.32 feet to a found iron pin on
the south floodway line of the South Fork of
Taylor Loop Creek and the Point of Beginning;
thence N59022132 "W for a distance of 50.00 feet
along said south floodway line; thence continue
along said south floodway line N75 052118 "W for a
distance of 261.44 feet to a found iron pin on
the west line of said East 1/2, NE 1/4, NE 1/4;
thence N01043,43 "E for a distance of 300.00 feet
to a found iron pin on the north floodway line
of the South Fork of Taylor Loop Creek; thence
N01 052117 "E for a distance of 56.25 feet to a
found 3/4 inch pinched pipe; thence N01 047111 "E
for a distance of 284.72 feet to a found iron
pin on the south R/W line of Arkansas State
Highway 10; thence S81022133 "E along the south
R/W line for a distance of 149.74 feet to a
found iron pin; thence along said south R/W line
581013150 "E for a distance of 149.92 feet to a
found iron pin; thence 501037128 "W for a
distance of 329.91 feet to a found iron pipe on
the north floodway line of the South Fork of
Taylor Loop Creek; thence 501037.28 "W for a
distance of 355.00 feet to the Point of
Beginning, containing 4.50 Acres, more or less;
subject to the past and future use of a portion

more particularly described in Book 891, Page
579, Pulaski County, Arkansas, and to a 25 foot
wide sewer easement as depicted on the survey by
William R. Gipson dated May 19, 1997: From:
"R -2 Single Family to "AF" Agricultural and
Forestry District.
Less and except the following described tract:
A parcel of land within the above described area
identified as floodway area within the flood
hazard boundary. Flood hazard boundary
identified, for purpose of the above land
description, on flood insurance rate map for the
City of Little Rock, Pulaski County, Arkansas
Community Panel Number 050181 002E. Map revised
November 3, 1993: which is hereby zoned "OS"
Open Space District. (15603 Cantrell Road)
SECTION 2. That the map referred to in Section 36 of the
Code of Ordinances of the City of Little Rock and designated
district map be and is hereby amended to the extent and in the
respects necessary to affect and designate the change provided
for in Section 1 hereof.
SECTION 3. That the Ordinance shall take effect and be
in full force from and after its passage and approval.
