HomeMy WebLinkAbout175080 ORDINANCE NO. 17,508 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT AND AMENDING ORDINANCE NO. 16065 A LONG -FORM REVISED PLANNED DISTRICT COMMERCIAL DISTRICT TITLED SOUTH BLUFF COMPANY LONG -FORM REVISED PCD (Z- 5239 -D) LOCATED AT 300 EAST BROADWAY IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDED CHAPTER 36 OF THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. WHEREAS, Ordinance No. 16,024 was passed on March 19, 1991 establishing a PCD Planned Commercial District. WHEREAS, Ordinance No. 16,065 was passed on July 16, 1991 establishing a revised PCD Planned Commercial District. WHEREAS, the approved uses has been revised to add the following text: "Apartments, teaching facility, and /or religious, charitable or philanthropic office coupled with all appurtenant usages associated.therewith, in addition to usages previously approved." SECTION 1. That the zone classification of the following described property be changed from PCD to Revised PCD. A parcel of land being more particularly described as follows: Tract 1: A part of the SE 1/4 Sec. 10 and SW 1/4 Sec. 11,- T -1 -N, R -12 -W, Pulaski County, Arkansas, also a part of Fulk's Subdivision to the City of Little Rock, Pulaski County, Arkansas, being more particularly described as follows: Commencing at a corner common to Sec. 10, 11, 14, and 15, T -1 -N, R -12 -W; Pulaski County, Arkansas, thence run North 31.4' to the point of beginning; said point being also the Northeasterly corner of the intersection of Roosevelt Road and Cumberland Street, as established by amended plat dated July 1906, and recorded in Book 81, Page 209' thence run NO °55' East 164.11; thence run N88 044' West 168.4' to a point in the center of East 25th Street; thence run NO 055' East 301; thence run N88 044' West 66.1' to a point being the SW corner of Lot 7, Block 2 in a Subdivision of Block 18, Rapley Estates; thence run NO °55' East 456.2' to the NW corner Lot 10, Block 2; 429 Fulk's Subdivision; thence run S88 °44' East 360' to the NE corner of Lot 7, Block 3; Fulk's Subdivision; thence run S0025' West 157.0' to a point on the South right -of -way 375.2' to a point; thence run S03 °45' West 42.01; thence run 530004' West 71.0' to a point along the North line of the main drive of subject property; thence run along said drive S55 022' East 69.01; thence run S40 °07' East 86.0' to a point; thence run S22 °26' East 73.01; thence run SO10 East 82.4' to a point on the North right -of -way of Roosevelt Road; thence along the North right -of -way along Roosevelt Road, N89 °52' West, 598.8' to the point of beginning, containing 8.99 acres, more or less. Tract 2: Beginning at the NE corner of Lot 10, Block 4, Van Frank's Subdivision, thence SO1° West along the East line of Block 4, Van Frank's Subdivision and the East line of the SW 1/4, SW 1/4 Section 11, T -1- N, R -12 -W, for a distance of 196.1'; thence S88 °45' West 129.01; thence S23 05577' West 81.01; thence SO °51' East 46.01; thence N89 °55' West 45.01; thence N15034' West 160.01; thence N19 038130" West 170.3' to a point on the South right -of -way of East 24th Street; thence N89 °12' East 309.8' to the point of beginning, containing in all 1.43 more or less. SECTION 2. That the preliminary site development plan be approved. SECTION 3. That the change in zoning classification contemplated for South Bluff Company Long -Form Revised PCD is time specified by Chapter 36, Article VII, Section 36- 454(d) of the Code of Ordinances. SECTION 4 That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and it is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof.
