AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED BOWMAN MINI -
STORAGE SHORT -FORM PCD (Z -6238) LOCATED
AT 1400 BOWMAN ROAD IN THE CITY OF
LITTLE ROCK, ARKANSAS, AMENDING CHAPTER
36 OF THE CODE OF ORDINANCES OF THE CITY
OF LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from R -2 to PCD.
Commencing 25 feet West of the NE corner of the
said North 1/2 of the SE 1/4 of the NW 1/4 of the
NW 1/4 of Section 9, T -1 -N, R -13 -W, to a found
1/2" iron rod, said 1/2" iron rod being the Point
of Beginning; thence along the West right -of -way
of Bowman Road, 500011123" West 104.871, to a
found 1" iron pipe, said iron pipe being the SE
corner of the front of the herein described tract;
thence 589056138" West 195.251, to a found 1/2"
iron pipe; thence S00013139" East 59.911, to a
found 1/2" iron pipe; thence N89057119" West
passing at 138.55' a found 1/2" iron road, and
also passing at 302.851, and 0.47 feet South, a
found 3/4" iron pipe, in all a total distance of
448.52 feet to a found 3/4" iron pipe, being the
SW corner of this tract; thence N01008156" West
164.661, along the East line of the Cherry Creek
Subdivision, as recorded in plat book D, page 306,
same also being the West line of the said North
1/2 of the SE 1/4 of the NW 1/4 of the NW 1/4 of
Section 9, T -1 -N, R -13 -W to a found 3/4" iron
pipe. Sold 3/4" iron pipe being the NW corner for
this tract; thence N90000100" East, passing at
149.92 feet a found 1/2" iron rod, and also
passing at 310.53 feet, and 0.50 feet South a
found 1/2" iron rod, in all a total distance of
647.18 feet to the Point of Beginning, containing
2.17 acres, more or less. Located at 1400 Bowman
Road.
SECTION 2. That the preliminary site development plan
be approved as recommended by the Little Rock Planning
Commission.
SECTION 3. That the change in zoning classification
contemplated for BOWMAN MINI - STORAGE SHORT -FORM PCD (Z -6238)

is conditioned upon obtaining a final plan approval within
the time specified by Chapter 36, Article VII, Section 36- 172
454(d) of the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 of
the Code of Ordinances of the City of Little Rock, Arkansas,
and designated district map be and it is hereby amended to
the extent and in the respects necessary to affect and
designate the change provided for in Section 1 hereof.
SECTION 5. That this ORDINANCE shall take effect and
be in full force upon final approval of the plan.
