ORDINANCE NO. 17,380
AN ORDINANCE REPEALING ORDINANCE NO. 16,289
AND REVOKING A PLANNED ZONING DISTRICT
TITLED CHENAL MINI - STORAGE SHORT -FORM PCD
(Z -5600) AT THE NORTHEAST CORNER OF STATE
HIGHWAY 10 AT CHENAL PARKWAY, AND FOR OTHER
PURPOSES.
WHEREAS, Ordinance No. 16,289 was passed on October 20, 1992
establishing a Planned Zoning District; and
WHEREAS, the Little Rock Zoning Ordinance, Chapter 36, of
the Code of Ordinances established a three (3) year preliminary
approval limit for development; and
WHEREAS, the owner of the subject property has failed to
complete the conditions of approval within the specified time
line, and
WHEREAS, it is necessary to repeal the "PZD" Ordinance and
restore the zoning classification as previously existed.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That Ordinance No. 16,289 is hereby repealed,
removing from the official zoning map the classification Planned
Commercial District titled Chenal Mini - Storage Long -Form PCD at
the NE corner of State Highway 10 and Chenal Parkway.
SECTION 2. That the property described below be restored to
0-3 General Office and C -3 General Commercial as established by
Ordinance No. 15,637 and that the official zoning maps of the
City of Little Rock, Arkansas indicate the change.
A parcel of land in the SW 1/4 NE 1/4 and part of
the SE 1/4 NW 1/4, Section 15, T -2 -N, R -14 -W, Little
Rock, Arkansas, being more particularly described as
follows:
Starting at the intersection of the North right -of-
way line of Arkansas Highway No. 10 and the East
line of the SE 1/4 NW 1/4 said Section 15 said
starting point being 55 feet northerly from the
centerline of said Highway; thence N0 032145" West
along said East line 309.86 feet to the Point of
Beginning; thence 589027115" West 250.20 feet to a
point on the proposed Northerly right -of -way line of
Chenal Parkway; thence Northwesterly along said
proposed Northerly right -of -way line being the arc
of a 622.96 foot radius curve to the left having a
chord bearing and distance of N27047.25" West 93.28
feet; thence S57 055105" West and continuing along
said proposed Northerly right -of -way line 5.0 feet;
thence Northwesterly and continuing along said
proposed Northerly right -of -way line being the arc
of a 617.96 foot radius curve to the left having a
chord bearing and a distance of N46027135" west
306.96 feet; thence N60050115" vilest and continuing
along said proposed Northerly right -of -way line
113.04 feet; thence N29009145" East 138.26 feet;
thence N89027115" East 284.83 feet to a point on the
Northerly line of a 100 foot Arkansas Power and
Light Company easement; thence 551005135" East along
said Northerly line 404.60 feet; thence S0032145"
East 162.55 feet; thence 589020155" West 50.0 feet
to a point on the East line of said SE 1/4 NW 1/4,
Section 15; thence S0032.45" East along said East
line 50.25 feet to the point of beginning,
containing 187,085 square feet or 4.29 Acres more or
less. (Located at the NE corner of State Highway
No. 10 or Cantrell Road and Chenal Boulevard.)
SECTION 3. That this Ordinance shall take effect thirty
(30) days from and after its passage and approval.
