ORDINANCE NO. 17,251
AN ORDINANCE RECLASSIFYING PROPERTY
LOCATED IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING SECTION 36 OF THE
CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK, ARKANSAS; AND FOR
OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.

SECTION 1. That the zone classification of the following
property be and is hereby changed as indicated:
Z-6158 - Described as part of the NW 1/4 NE
1/4 of Section 8, T -1 -N, R -13 -W, Little Rock,
Pulaski County, Arkansas, more particularly
described as:
Commencing at the SE corner of the NW 1/4 NE
1/4 of Section 8; thence N87 047.07 "W along
the South line of said NW 1/4 NE 1/4 321.02
feet; thence NO1 055156 "E 1,117.60 feet to the
Point of Beginning; thence N87 057'07 "W 282.58
feet; thence N87 059107 "W 478.0 feet; thence

South right -of -way line of Kanis Road; thence

SECTION 2. That the 0-3 zoning shall be subject to the
following conditions (proposed by the applicant) which shall
be covenants running with the land to bind subsequent grantees
of the property.
C The Planning Commission must review and
approve a site plan prior to the issuance of
any permits for development of the property.

e Any structures constructed on the property
shall be limited to two (2) stories in height
as defined by the Zoning Ordinance.
SECTION 3. That the map referred to in Section 36 of the
Code of Ordinances of the City of Little Rock and designated
district map be and is hereby amended to the extent and in the
respects necessary to affect and designate the change provided
for in Sections 1 and 2 thereof.
SECTION 4. That the Ordinance shall take effect and be
in full force from and after its passage and approval.
