AN ORDINANCE TO AMEND THE CITY LAND USE
PLAN (16,222) IN THE I -630 AND
HEIGHTS /HILLCREST DISTRICTS, WITHIN THE
CAPITOL VIEW /STIFFT STATION NEIGHBORHOOD
FROM VARIOUS DISTRICTS TO SINGLE FAMILY,
MIXED USE, OFFICE, MIXED OFFICE WAREHOUSE,
LOW DENSITY MULTIFAMILY AND COMMERCIAL
AND FOR OTHER MATTERS.
WHEREAS, after over a year of work the Woodruff Planning
Committee recommends that the adopted Land Use Plan for their
area be modified; and,
WHEREAS, after review of the proposed changes Planning
Staff agrees that the modifications to the Plan are
appropriate and improve the Plan for the area; and,
WHEREAS, the Planning Commission after review and input
at a public hearing recommends that the Plan be amended.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF
DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS.
SECTION 1. An area between Plateau and Markham east of
Elm Street is changed from Suburban Office and Multifamily
to Commercial.
SECTION 2. An area from Elm to Cedar and Plateau to
1 -630 is changed from Suburban Office to Public
Institutional.
SECTION 3. An area along the east side of Cedar from
Plateau to south of Capitol Avenue is changed from
Multifamily to Neighborhood Commercial.
SECTION 4. An area along the east side of Cedar from
7th to south of Capitol Avenue is changed from Multifamily
to Mixed Use.
SECTION 5. An area south of 7th along the east side of
Cedar is changed from Multifamily to Park /Open Space.
SECTION 6. An area from Plateau to 1 -630 either side
of Pine Street is changed from Low Density Multifamily to
Mixed Use.
SECTION 7. An area south of 6th and west of Valentine
is changed from Low Density Multifamily to Single Family.
SECTION 8. An area between 7th and I -630 east of
Woodrow is changed from Multifamily to Mixed Office
Warehouse.
SECTION 9. Along the north side of 7th Street from
Appianway to Thayer an area of Low Density Multifamily is
changed to Office.
SECTION 10. Between Appianway and Thayer south of
Capitol Avenue an area of Low Density Multifamily is changed
to Single Family.
SECTION 11. East of Schiller and south of Boone an
area of Single Family is changed to Park /Open Space.
SECTION 12. North of Markham and east of Park an area
of Low Density Multifamily is changed to Single Family.
SECTION 13. East of Gill and north of Markham an area
of Industrial is changed to Mixed Office warehouses.
SECTION 14. The Plan Map is amended as shown on the
attached Sketch Map.
