ORDINANCE NO. 17,216
AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PLANNED
DEVELOPMENT COMMERCIAL DISTRICT TITLED
MEARS MINI - WAREHOUSE LONG -FORM PD -C AT
THE INTERSECTION OF WEST MARKHAM STREET
AND THE UNION PACIFIC RAILROAD (Z- 4731 -A)
IN THE CITY OF LITTLE ROCK, ARKANSAS,
AMENDING CHAPTER 36 OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from I -3 Heavy
Industrial District, MF -24 Multifamily District and R -3
Single Family District to PD -C Planned Commercial District.
A parcel of land in a part of the SE 1/4, NE 1/4
of Section 4, T -1 -N, R -12 -W, Little Rock,
Pulaski County, Arkansas, being more
particularly described as follows:
Part of Blocks 4 and 5, Worthen Subdivision,
part of Blocks 5 and 6, Union Depot Addition and
part of the SE 1/4 NE 1/4 of Section 4, T -1 -N,
R -12 -W, Little Rock, Pulaski County, Arkansas
more particularly described as follows:
Beginning at the NW corner of Block 5, Worthen
Subdivision thence S87014.55 "E 363.28 feet;
thence S86048125 "E 165.48 feet to a point on the
westerly right -of -way line of the Chicago Rock
Island and Pacific Railroad; thence in a
southerly direction along the westerly right -of-
way line of said railroad the following courses:

beginning, and Lot 7, Block 5 Union Depot
Addition, containing 6.45 acres more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission. The Staff shall review the final plan
with the Secretary of States Office prior to approval of the
plan or issuance of permits.
SECTION 3. That the change in zoning classification
contemplated for Mears Mini - warehouse (Long -Form PD -C) is
conditioned upon obtaining a final plan approval within the
time specified by Chapter 36, Article VII, Section 36-
454(d) of the Code of Ordinances.
SECTION 4. That the map referred in Chapter
36 of the Code of Ordinances of the City of Little Rock,
Arkansas, and designated district map be and it is hereby
amended to the extent and in the respects necessary to
affect and designate the change provided for in Section 1
hereof.
SECTION 5. That this ORDINANCE shall take effect and
be in full force upon final approval of the plan.
