AN ORDINANCE AMENDING CHAPTERS 31 AND 36
OF THE CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK,.ARKANSAS, PROVIDING FOR
VARIANCES FROM THE SUBDIVISION AND ZONING
REGULATIONS WHICH ESTABLISH MINIMUM FRONT
AND REAR BUILDING SETBACKS AND ESTABLISH
THE MINIMUM PERMITTED DEPTH OF LOTS, FOR
HINSON VALLEY SUBDIVISION (5- 1089), LOCATED
ON THE NORTH SIDE OF TAYLOR LOOP RD.,
APPROXIMATELY 0.2 MILE WEST OF THE HINSON RD.
INTERSECTION AND IMMEDIATELY ACROSS TAYLOR LOOP
RD. FROM HOLMES DR., LITTLE ROCK, ARKANSAS.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
SECTION 1. That Chapter 31 of the Code of
Ordinances be amended to provide for a variance from certain
requirements within the Subdivision Regulations, as follows:
Subsection a. That a variance be approved from
the provisions of Sec. 31 -256 of the Subdivision
Regulations which requires front building setback of at
least 25 feet, and permit front building setback lines
as designated on the approved preliminary plat, with
front building setback distances ranging from 12 feet
at one point on one lot, to a usual dimension of 20
feet, to a 32 foot setback on one lot.
Subsection b. That a variance be approved from
the provisions of Sec. 31 -231.b of the Subdivision.
Regulations, which states that no lot shall have an
average depth of less than 100 feet, and permit lots
with depths as shown on the approved preliminary plat,
with depths ranging from a minimum of 80 feet on one
lot line, to 95 feet on three lot lines, to 135 feet on
the remaining lot line.
Subsection c. That a variance be approved from
the provisions of Sec. 35.254 of the Zoning
Regulations, which requires that rear yards have a
minimum depth of 25 feet, and permit a 20 foot rear
yard depth for Lots 1 through 6.

SECTION 2. This ORDINANCE shall take effect thirty
(30) days from and after its passage.
