AN ORDINANCE APPROVING A PLANNED
DEVELOPMENT AND ESTABLISHING A PLANNED
DEVELOPMENT - RESIDENTIAL DISTRICT TITLED
RESERVOIR FLAT ADDITION -- SHORT -FORM PD -R
(Z- 5845 -A), AND LOCATED ON THE EAST SIDE
OF RESERVOIR RD., APPROXIMATELY 0.75 MILE
NORTH OF RODNEY PARHAM RD. AND 1 MILE
SOUTH OF CANTRELL RD., IN THE CITY OF
LITTLE ROCK, ARKANSAS, AMENDING CHAPTER
36 OF THE CODE OF ORDINANCES OF THE
CITY OF LITTLE ROCK; AND FOR OTHER
PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from R -5 to PD -R.
A parcel of land in Section 35, T -2 -N, R -13 -W, and
located on the east side of Reservoir Rd.,
approximately 0.75 mile north of Rodney Parham Rd. and
1 mile south of Cantrell Rd., Little Rock, Arkansas,
being more particularly described as follows:
Commencing at the NW corner of the SW 1/4 NW 1/4 of
said Section 35; THENCE 586031125 "E along the N line of
said SW 1/4 NW 1/4, 20.0' to; a point on the E ROW line
of Reservoir Rd., said point being the POB; THENCE,
continuing S86031125 11E along the N line of said SW 1/4
NW 1/4, 476.91'; THENCE S02034'07 "W, 190.0'; THENCE
N86034130 11W, 50.701; THENCE N71006125 "W, 105.571;
THENCE N89040130 11W, 98.95'; THENCE 577014124 "W,
100.99'; THENCE 565040'31 "W, 109.19'; THENCE
573040115 11W, 33.79' to a point on the E ROW line of
Reservoir Rd.; THENCE N02044132 11E along the E ROW line
of Reservoir Rd., 258.03' to the POB, containing 2.08
acres, more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planing Commission.
SECTION 3. That the change in zoning classification
contemplated for RESERVOIR FLAT ADDITION -- SHORT -FORM PD -R
(Z- 4343 -I) is conditioned upon obtaining a final plan
approval within the time specified by Chapter 36- 454(d) of
the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36
of the Code of Ordinances of the City of Little Rock,
Arkansas, and designated district map be and it is hereby
amended to the extent and in the respects necessary to
affect and designate the change provided for in Section 1
hereof.
SECTION 5. That this ORDINANCE shall take effect
and be in full force upon final approval of the plan.
