AN ORDINANCE APPROVING A PLANNED DEVELOPMENT
AND ESTABLISHING A PLANNED DEVELOPMENT -
COMMERCIAL DISTRICT TITLED B. F. PROPERTIES --
LONG -FORM PD -C (Z- 6054), AND LOCATED AT THE
SOUTHWEST CORNER OF THE STAGECOACH RD.- CRYSTAL
VALLEY RD. INTERSECTION, IN THE CITY OF LITTLE
ROCK, ARKANSAS, AMENDING CHAPTER 36 OF THE
CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from R -2 to PD -C.
A parcel of land in Section 32, T -1 -N, R -13 -W, and
located at the southwest corner of the Stagecoach Rd.-
Crystal Valley Dr. intersection, Little Rock, Arkansas,
being more particularly described as follows:
Part of the SE 1/4 SE 1/4 of said Section 32, BEGINNING
at the NE corner of said SE 1/4 SE 1/4, Section 32;
THENCE, S00 033'07 "W 500.991; THENCE N84035121 "W 607.51'
to the center of Arkansas Highway #5; THENCE along said
Highway centerline N33 107110 11E 301.57'; THENCE
continuing along said centerline along the arc of a
470.35' radius curve to the right for a chord bearing
and distance of N51015'03 "E 293.24'; THENCE continuing
along said centerline N69 026'47 "E 34.84'; THENCE
S88 032128 11E 183.59' to the POE, containing 4.978 acres,
more or less;

Part of the NE 1/4 SE 1/4 of said Section 32, BEGINNING
at the SE corner of said NE 1/4 SE 1/4, Section 32;
THENCE, N88 032138 11W 183.59' to the centerline of
Arkansas Highway #5; THENCE along said Highway
centerline N69 026'47 "E 197.16'; THENCE S00 050'27 "W
73.89' to the POE, containing 0.156 acres, more or
less.
The total survey contains 5.134 acres, more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planing Commission.

SECTION 3. That the change in zoning classification
contemplated for B. F. PROPERTIES -- LONG -FORM PD -C (Z -6054)
is conditioned upon obtaining a final plan approval within
the time specified by Chapter 36- 454(d) of the Code of
Ordinances.
SECTION 4. That the map referred to in Chapter 36
of the Code of Ordinances of the City of Little Rock,
Arkansas, and designated district map be and it is hereby
amended to the extent and in the respects necessary to
affect and designate the change provided for in Section 1
hereof.
SECTION 5. That this ORDINANCE shall take effect
and be in full force upon final approval of the plan.
