ORDINANCE NO. 16,957
AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A "PCD"
DISTRICT TITLED SADDLE CREEK CENTER "PCD"
AT 6301 RANCH DRIVE (Z- 4343 -I) IN THE
CITY OF LITTLE ROCK, ARKANSAS, AMENDING
CHAPTER 36 OF THE CODE OF ORDINANCES OF
THE CITY OF LITTLE ROCK; AND FOR OTHER
PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from 110-2" Office
and Institutional to "PCD" Planned Commercial District.
A parcel of land in the East 1/2 of Section 14, T-
1-N, R -14 -W, Little Rock, Arkansas, more
particularly described as follows:
Part of the East 1/2, Section 14, T -2 -N, R -14 -W,
Pulaski County, Arkansas, more particularly
described as: Beginning at the southwest corner
of Lot 1 Tract "F" The Ranch, Little Rock,
Arkansas, said corner lying on the northerly
right -of -way line of Ranch Drive; thence
northwesterly along said northerly right -of -way
line, being the arc of a 924.93 foot radius curve
the right, having a chord bearing and distance of
N47 040'23 "W, 1.06 feet; N4704515511. 204.61 feet;
thence northwesterly along the arc of 686.20 foot
radius curve to the right, having a chord bearing
and distance of N42018109 "W, 130.65 feet; thence
N36050'24 "W, 91.16 feet; thence northwesterly
along the arc of a 507.46 foot radius curve to the
left, having a chord bearing distance of
N57015120 "W, 354.03 feet; thence 11000'2011, 4.86
feet; thence northerly along the arc of a 984.93
foot radius curve to the left, having a chord
bearing and distance of N8035'08 11E, 83.17 feet;
thence N6009157 "E, 222.68 feet; thence
N81021'37 "E, 400.43 feet to a point on the
westerly line of Tract S, The Ranch, thence
S45008132 11E along said westerly line, 270.86 feet;
thence 529048112 11E, and continuing along said
westerly line, 468.99 feet to the northern-most
corner of Lot 1,, Tract F, The Ranch; thence
S61005131 11W along the northwesterly line of said
Lot 1, 173.85 feet; thence 531023151 11W and
continuing along said northwesterly line, 217.70

feet to the point of beginning, containing 9.1760
acres more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Saddle Creek Center (Long -Form PCD) is
conditioned upon obtaining a final plan approval within the
time specified by Chapter 36, Article VII, Section 36-
454(d) of the Code of Ordinances.
SECTION 4. That the map referred in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the
extent and in the respects necessary to affect and designate
the change provided for in Section 1 hereof.
SECTION 5. That this ORDINANCE shall take effect and
be in full force upon final approval of the plan.
