ORDINANCE NO. 16,913
AN ORDINANCE APPROVING A PLANNED DEVELOPMENT
AND ESTABLISHING A PLANNED ZONING DISTRICT
TITLED DOWNEN -- SHORT -FORM PLANNED
COMMERCIAL DEVELOPMENT (Z- 5981), AND
LOCATED ON THE SOUTH SIDE OF ASHER AVENUE,
AT 8315 ASHER AVENUE, IN THE CITY OF
LITTLE ROCK, ARKANSAS, AMENDING CHAPTER 36
OF THE CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from C -3 and R -2 to
PCD.
A parcel of land in Section 23, T -1 -N, R -13 -W, and
located on the south side of Asher Ave., at 8315 Asher
Ave., Little Rock, Arkansas, being more particularly
described as follows:
Being a part of Block 5 of the amended plat of Pike
Addition to the City of Little Rock, commencing at the
HE corner of said Block 5; THENCE along the arc of a
curve to the right having a bearing of S640401W and a
chord distance of 152.2' along the N line of Block 5 to
the POB; THENCE S16023'E 148.44'; THENCE S5039'E
220.0'; THENCE N89031'w 178'; THENCE N along the W line
of the NW 1/4 NE 1/4, Section 23, T -1 -N, R -13 -w,
319.61; THENCE E along the N line of Block 5 to the
POB, containing 1.23 acres, more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planing Commission.
SECTION 3. That the change in zoning classification
contemplated for DOWNEN -- SHORT -FORM PCD is conditioned
upon obtaining a final plan approval within the time
specified by Chapter 36- 454(d) of the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36
of the Code of Ordinances of the City of Little Rock,
Arkansas, and designated district map be and it is hereby
amended to the extent and in the respects necessary to
affect and designate the change provided for in Section 1
hereof.

SECTION 5. That this ORDINANCE shall take effect
and be in full force upon final approval of the plan.
