ORDINANCE NO. 16,911
AN ORDINANCE APPROVING A PLANNED
DEVELOPMENT AND ESTABLISHING A PLANNED
ZONING DISTRICT TITLED DONAHUE -- SHORT -
FORM PLANNED RESIDENTIAL DEVELOPMENT
(Z- 5964), AND LOCATED ON THE NORTH SIDE
OF SIMPSON STREET, NORTH OF THE MILBURN
LN. INTERSECTION, IN THE CITY OF LITTLE
ROCK, ARKANSAS, AMENDING CHAPTER 36 OF
THE CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from R -2 to PRD.
A parcel of land in Section 24, T -1 -N, R -12 -W, and
located on the north side of Simpson Street, north of
the Milburn Lane intersection, Little Rock, Arkansas,
being more particularly described as follows:
All that part of the SE 1/4 NW 1/4 of said Section 24
described as that follows: commencing at a rebar
having a coordinate value of N 135,361.986, E
1,236,934.827 (based on grid north, North American
Datum of 1983, Arkansas North Zone) and accepted as the
NW corner of said SE 1/4 NW 1/4 Section 24; THENCE
S88 015153 11E 23.98' to a point on the E ROW line of Edge
St.; THENCE 501044107 11W along said road ROW 153.45' to
a 0.5" rebar in the north ROW line of Simpson St.;
THENCE S87024143 11E along Simpson St. ROW 212.66' to a
0.5" rebar; THENCE S87038116 11E along said street ROW
299.72' to a 1" diameter crimphead pipe; THENCE
587038116 11E along said street ROW 50.07' to a 1"
diameter crimphead pipe and the POB; THENCE N01031157 11E
leaving said street 149.81' to a 1" diameter pipe, said
pipe being the NW corner of a certain Lot 12 of an
unrecorded plat made by Henry Conway, dated May 22,
1955; THENCE S87049156 11E 200.36' to a 0.5" rebar and
the NE corner of a certain lot 15 of said unrecorded
plat; THENCE S01050113 11W along the east line of said
Lot 15 for 149.93' to a 0.5" rebar in the N ROW line of
Simpson St.; THENCE N87047141 "W along said street ROW
199.57' to the POB, containing 0.6880 acres of land,
more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planing Commission.

SECTION 3. That the change in zoning classification
contemplated for DONAHUE -- SHORT -FORM PRD is conditioned
upon obtaining a final plan approval within the time
specified by Chapter 36- 454(d) of the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36
of the Code of Ordinances of the City of Little Rock,
Arkansas, and designated district map be and it is hereby
amended to the extent and in the respects necessary to
affect and designate the change provided for in Section 1
hereof.
SECTION 5. That this ORDINANCE shall take effect
and be in full force upon final approval of the plan.
