DEVELOPMENT AND ESTABLISHING A PLANNED
DISTRICT - COMMERCIAL TITLED EMBASSY SUITES -
�� SHORT -FORM PD -C (Z- 5887), AND LOCATED ON THE
'^ SOUTH SIDE OF FINANCIAL CENTER PARKWAY,
APPROXIMATELY 0.4 MILE WEST OF SHACKLEFORD
RD., IN THE CITY OF LITTLE ROCK, ARKANSAS,
v.ZS AMENDING CHAPTER 36 OF THE CODE OF ORDINANCES

PURPOSES.

BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following
described property be changed from R -2 to PD -C.
A parcel of land in Section 4, T -1 -N, R -13 -W, and
located on the south side of Financial Center
Parkway, approximately 0.4 mile west of Shackleford
Rd., Little Rock, Arkansas, being more particularly
described as follows:
Lot 43 and all that part of Lot 38, lying South of
the South ROW line of Chenal Parkway, West Highland
Subdivision, beginning at the SW corner of Lot 43,
said West Highland Subdivision, said corner lying on
the East ROW line of a 30' street; thence N1 026141 11E
along the West line of said Lots 43 and 38 and along
said East ROW line, 586.17, to a point on the South
ROW line of Chenal Parkway; thence S86 042102 11E along
said South ROW line, 100.47, to a point on the East
line of said Lot 38; thence S1 043156 11W along the East
line of said Lot 38, 259.25' to the Northeast corner
of said Lot 43' thence S1 030137 11W along the East line
of said Lot 43, 316.921 to the Southeast corner of
said Lot 43; thence N86041120 "W, along the South line
of said Lot 43, 303.18' to the POB, containing 4.0741
acres, more or less.
SECTION 2. That the preliminary site development plan /plat
be approved as recommended by the Little Rock Planing Commission.
SECTION 3. That the preliminary site development plan /plat
be amended and approved with the requirement that additional
right -of -way for Financial Center Parkway be dedicated to provide
a minimum of one -half of a one hundred twenty (120) foot right -
of -way.

SECTION 4. That the change in zoning classification
contemplated for EMBASSY SUITES -- SHORT -FORM PD -C is conditioned
upon obtaining a final plan approval within the time specified by
Chapter 36- 454(d) of the Code of Ordinances.
SECTION 5. That the map referred to in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the extent
and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 6. That this ORDINANCE shall take effect and be in
full force upon final approval of the plan.
