HomeMy WebLinkAbout16817ORDINANCE NO. 16,817 0 AN ORDINANCE REPEALING ORDINANCE NO. 16,760 AND REVOKING A "PCD" DISTRICT TITLED HAMPTON INN SHORT -FORM PCD (Z- 3410-C) IN THE CITY OF LITTLE ROCK. 696 WHEREAS, Ordinance No. 16,760 was passed on October 4, 1994; and WHEREAS, the Ordinance changed the zone classification from 0-3 and C -3 to PCD on the following described property: A parcel of land in Section 4, T -1 -N, R -13 -W, and located at the northwest corner of Financial Center Parkway and Autumn Road, Little Rock, Arkansas, being more particularly described as follows: Part of Lots 21, 28, and 29, West Highland Subdivision, and part of Hardin Road (Closed), being described as: Beginning at the Northwest corner of Lot 21, said West Highland Subdivision; thence 589031,06 "E along the North line of said Lot 21, 296.70 feet to a point on the West right - of -way line of Hardin Road; thence S00 032114 11E along said West right -of -way line, 235.15 feet to a point; thence Southeasterly and continuing along said West right -of -way line, being the arc of a 215.99 foot radius curve to the left, having a chord bearing and a distance of S15 010157 "E, 109.02 feet to a point; thence S29 049111 11E and continuing along said West right -of -way line 60.90 feet to a point; thence S60 010140 11W, 63.35 feet to a point; thence S89 027146 "W, 297.34 feet to a point on the West line of said Lot 28; thence N00 043129 11W along the West line of said Lot 28 and along the West line of Lot 21, said West Highland Subdivision, 430.01 feet to the Point of Beginning, containing 2.998 acres, more or less; and WHEREAS, the Ordinance was to have taken effect upon final approval of the plan for the Little Rock Planning Commission; and WHEREAS, the owner has not submitted a final development plan /plat within the prescribed time; and CYI$ L 697 WHEREAS, the Planning Commission recommended that a portion of the above described property be reclassified (C -2) and that the PCD classification be revoked. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That Ordinance No. 16,760 is hereby repealed. SECTION 2. That the preliminary site development plan /plat approved by Ordinance No. 16,760 is hereby revoked. SECTION 3. That the PCD District classification of the below listed property is revoked and the former C -3 General Commercial classification is restored for a portion of the property on the official zoning map. Z- 3410 -C - Described as a parcel of land in Section 4, T -1 -N, R -13 -W, and located at the northwest corner of Financial Center Parkway and Autumn Road, Little Rock, Arkansas, being more particularly described as follows: Part of Lots 21, 28, and 29, West Highland Subdivision, and part of Hardin Road (Closed), being described as: Beginning at the Northwest corner of Lot 21, said West Highland Subdivision; thence S89031106 11E along the North line of said Lot 21, 296.70 feet to a point on the West right - of -way line of Hardin Road; thence S00032'14 11E along said West right -of -way line, 235.15 feet to a point; thence Southeasterly and continuing along said West right -of -way line, being the arc of a 215.99 foot radius curve to the left, having a chord bearing and a distance of 515010157 11E, 109.02 feet to a point; thence S2904911111E and continuing along said West right -of -way line 60.90 feet to a point; thence 560010140 11W, 63.35 feet to a point; thence 589027146 11W, 297.34 feet to a point on the West line of said Lot 28; thence N00043129 11W along the West line of said Lot 28 and along the West line of Lot 21, said West Highland Subdivision, 430.01 feet to the Point of Beginning, containing 2.998 acres, more or less. (Financial Centre Parkway and Hardin Road) SECTION 4. That Section 36 of the Code of Ordinances of the City of Little Rock, Arkansas is hereby amended by amending the map referred to in that Section to the extent that Hampton Inn Short -form PCD is hereby amended to comply with the ordinance repealing Ordinance No. 16,760 and that C -3 General Commercial is re- established. • 698 SECTION 5.
