ORDINANCE NO. 16,754
AN ORDINANCE APPROVING MODIFICATIONS TO
A PLANNED UNIT DEVELOPMENT, AND PROVIDING
FOR THE MAINTENANCE OF A PLANNED OFFICE
DEVELOPMENT DISTRICT ENTITLED MGM
PROPERTIES -- AMENDED SHORT -FORM POD
(Z- 5770 -A), LOCATED ON THE NORTH SIDE OF
HIGHWAY 10, APPROXIMATELY 1/4 MILE WEST OF
THE EAST TAYLOR LOOP ROAD INTERSECTION, IN
THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING
ORDINANCE NO. 16,586 AND CHAPTER 36,
SECTION 36 -176 OF THE CODE OF ORDINANCES OF
THE CITY OF LITTLE ROCK; AND FOR OTHER
PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That Ordinance No. 16,586, which
established the MAXMART OFFICE BIIILDING SHORT -FORM POD
(Z- 5770), be amended to provide for the modification of the
District previously established and hereafter to be
described as:
MGM PROPERTIES -- AMENDED SHORT -FORM POD
(Z- 5770 -A), located on the north side of Highway
10, approximately 1/4 mile west of the East
Taylor Loop Road intersection.
SECTION 2. That the zone classification of the
following described property be changed from POD and R -2 to
POD, said property including the tract established as
MAXMART OFFICE BIIILDING SHORT -FORM POD (Z- 5770), plus an
abutting tract to the east.
A parcel of land in Section 19, T -2 -N, R -13 -W,
Little Rock, Arkansas, being more particularly
described as follows:
Part of the fractional NW 1/4 of Section 19, T -2-
N, R -13 -W, and beginning at the NW corner of the
NE 1/4 of the NW 1/4 of said Section 19; thence s
880 56' 511, E a distance of 164.671; thence S 890
00, 151, E a distance of 88.861; thence S 000 33'
491, W a distance of 501.54, to the Northerly ROW
line of Arkansas State Highway Number 10; thence N
700 25'36" W along said ROW line a distance of
67.061; thence continuing along said ROW line N
620 41, 22° W a distance of 230.051; thence
continuing along said ROW line N 710 58' 12" W a
distance of 7.131; thence N 000 26' 19° E a

distance of 376.291; thence S 880 56' 33" E a
distance of 22.94, to the POB, containing 2.8013
acres, more or less.
SECTION 3. That the revised Site Development Plan and
Plat be approved as recommended by the Little Rock Planning
Commission.
SECTION 4. That the maintenance of the zoning
classification, the revised plan for MGM PROPERTIES --
AMENDED SHORT -FORM POD is conditioned upon obtaining final
plat approval within the time specified by Chapter 36,
Article VII, Section 36- 454(d) of the Code of Ordinances.
SECTION 5. That the map referred to in Chapter 36 -81
and 36 -82 of the Code of Ordinances of the City of Little
Rock, Arkansas, and designated district map be and it is
hereby amended to the extent and in the respects necessary
to affect the designated change provided for in Section 1
hereof.
SECTION 6. That this ORDINANCE shall take effect and
be in full force upon final approval of the plan.
