AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PLANNED OFFICE
DISTRICT TITLED PENNEY 13241 CANTRELL ROAD
SHORT -FORM POD (Z- 5852), LOCATED ON THE SOUTH
SIDE OF HIGHWAY 10, APPROXIMATELY ONE - QUARTER
MILE WEST OF SAM PECK ROAD, IN THE CITY OF
LITTLE ROCK, ARKANSAS, AMENDING CHAPTER 36 OF
THE CODE OF ORDINANCES OF THE CITY OF LITTLE
ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following
described property be changed from R -2 to POD.
A parcel of land in Section 20, T -2 -N, R -13 -W,
and located on the south side of Highway 10,
approximately one - quarter mile west of Sam Peck
Road, Little Rock, Arkansas, being more
particularly described as follows:
Commencing at the center of said Section 20;
thence N1032'39 "E along the North and South
enterline of said Section 20, 1346.3' to the NW
corner of the SW 1/4 NE 1/4, Section 20; thence
N1025120 11E and continuing along said North and
South centerline of Sectin 20, 124.451; thence
588034140 11E, 76.3' to the POB; thence
N5023'39 "E, 158.38' to a point on the South ROW
line of Arkansas State Highway 10; thence
S60019130 11E along said South ROW line, 97.401;
thence 511053150 11W, 113.801; thence N88034140 "W,
76.3' to the POB, containing 0.25 acres, more or
less.
SECTION 2. That the preliminary site development plan /plat
be approved as recommended by the Little Rock Planing Commission.
SECTION 3. That the change in zoning classification
contemplated for PENNEY 13241 CANTRELL ROAD SHORT -FORM POD is
conditioned upon obtaining a final plan approval within the time
specified by Chapter 36- 454(d) of the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the extent
and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.

SECTION 5. That this ORDINANCE shall take effect and be in
full force upon final approval of the plan.
