ORDINANCE NO. 16,632
AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PLANNED
OFFICE DISTRICT TITLED BOWMAN COMMERCIAL
PARK LONG -FORM POD (Z- 5800), AND LOCATED ON
THE EAST SIDE OF BOWMAN ROAD, APPROXIMATELY
0.2 MILES SOUTH OF KANIS ROAD IN THE CITY
OF LITTLE ROCK, ARKANSAS, AMENDING CHAPTER
36 OF THE CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following
described property be changed from R -2 to POD.
A parcel of land in Section 9, T -1 -N, R -13 -W, and
located on the east side of Bowman Road,
approximately 0.2 miles south of Kanis Road, Little
Rock, Arkansas, being more particularly described as
follows:
A tract of land in the NE 1/4, NW 1/4 of the said
Section 9; beginning at an iron pin at the SW corner
of the said NE 1/4, NW 1/4; thence S 88 058150" E
along the south line of the said NE 1/4, NW 1/4 for
43.55' to the POB; thence along a curve to the right
having a radius of 740.00' by a chord bearing N
04 029126" W for 115.46' to an iron pin at the end of
said curve; thence N 00 000'59" W for 239.97' to an
iron pin; thence S 87 045115" E for 1297.15' to an
iron pin; thence S O1 044114" W for 327.12' to an
iron pin at the SE corner of the NE 1/4, NW 1/4;
thence N 88 058'50" W along the south line of the
said NE 1/4, NW 1/4 for 1277.33' to the POB,
containing 10.102 acres, more or less.
SECTION 2. That the preliminary site development plan /plat
be approved as recommended by the Little Rock Planning
Commission.
SECTION 3. That the change in zoning classification
contemplated for BOWMAN COMMERCIAL PARK LONG -FORM POD is
conditioned upon obtaining a final plan approval within the time
specified by Chapter 36, Article VII, Section 36- 454(d) of the
Code of Ordinances.

SECTION 4. That the map referred to in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and the
designated district map be and it is hereby amended to the extent
and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That this ORDINANCE shall take effect and be in
full force upon final approval of the plan.
