HomeMy WebLinkAbout16612161 ORDINANCE NO. 16,612 AN ORDINANCE APPROVING A PLANNED UNIT DEVELOPMENT AND ESTABLISHING A PLANNED COMMERCIAL DEVELOPMENT DISTRICT TITLED APPLETREE COMMERCIAL SUBDIVISION LONG - FORM PCD (Z -5787) AND LOCATED AT THE NORTHEAST CORNER OF BOWMAN ROAD AND CHENAL PARKWAY IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING CHAPTER 36 OF THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following described property be changed from R -2 and 0-1 to PCD. A parcel of land in Section 4, T -1 -N, R -13 -W, and located at the Northeast corner of Bowman Road and Chenal Parkway, Little Rock, Arkansas, being more particularly described as follows: Commencing at the Northeast corner of the NE 1/4 of SW 1/4 of said Section 4; thence N89 025'15" West 658.61 feet to the Point of Beginning; thence S00 025108" East 344.62 feet; thence N89 029127" West 82.58 feet; thence S00 023139" East 294.80 feet to a point on the Northerly right -of -way line of Chenal Parkway; thence along said right -of -way line the following eight (8) bearings and distances: (1) N89031149" West 30.08 feet; (2) along a curve to the left having a radius of 1155.92 feet, an arc distance of 134.89 feet, and a chord which bears N74040123" West for a distance of 134.82 feet; (3) N81053102" West 61.99 feet; (4) N08006158" East 34.62 feet; (5) N81053102" West 30.89 feet; (6) S89029102" West 151.49 feet; (7) N73055121" West 99.99 feet; (8) N24013120" West 105.73 feet to a point on the East right -of- way line of Bowman Road; thence along said right - of -way line N01019102" West 92.42 feet; thence continuing said right -of -way line N00020138" West 115.04 feet; thence continuing along said right - of -way line N00000109" West 230.40 feet; thence 589031117" East 618.98 feet to the Point of Beginning, containing 7.749 acres, more or less. B 0 0 0 w w � SECTION 2. That the preliminary site development plan /plat be approved as recommended by the Little Rock Planning Commission. SECTION 3. That the change in zoning classification contemplated for Appletree Commercial Subdivision (Long -form PCD) is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36- 454(d) of the Code of Ordinances. SECTION 4. That the map referred in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and it is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof.
