AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PCD
DISTRICT TITLED MORGAN SHORT -FORM PCD (Z -5341)
IN THE CITY OF LITTLE ROCK, ARKANSAS,
AMENDING CHAPTER 36 OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from "R -2" to PCD.
A parcel of land in NW corner of Hwy 10 and Morgan
Cemetery Road, Little Rock, Arkansas being more
particularly described as follows:
A Tract of land lying in the N 1/2 of Section 16,
T -2 -N, R -14 -W, Pulaski County, Arkansas, being more
particularly described as follows:
Commencing at the NE corner of said Section 16; thence
N 89006100" W 3002.89 feet; thence S 02051100" E 25.05
feet to the Point of Beginning; thence S 02051100" E
921.8 feet along the Western right -of -way line of
Morgan Cemetery Road to a point on the Northern right -
of -way line of State Hwy. No. 10; thence N 61011'00" W
487.8 feet along the Northern right -of -way line of
State Hwy. No. 10; thence N OOo54100" E 691.2 feet to a
point on the Southern right -of -way line of Morgan
Cemetery Road; thence along Southern Right -of -way line
of Morgan Cemetery Road S 89006100" E 371.59 feet to
the Point of Beginning, containing 257,682.36 sq. ft.
or 5.91 acres, more or less.
SECTION 2. That the preliminary site development
plan /plat be approved.
SECTION 3. That the change in zoning classification
contemplated for Morgan PCD (Short -Form PCD) is conditioned
upon obtaining a final plan approval within the time
specified by Article VII, Section 9.101 of the Code of
Ordinances.
SECTION 4. That the map referred in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the
extent and in the respects necessary to affect and designate
the change provided for in Section 1 hereof.

SECTION 5. That this Ordinance shall take effect and
be in full force upon final approval of the plan.
