HomeMy WebLinkAbout159090 • ORDINANCE NO. 15,909 C� AN ORDINANCE RECLASSIFYING PROPERTY LOCATED IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING SECTION 36 OF THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following property be and is hereby changed as indicated: Z- 4746_ -B - - Described as part of the NW 1/4 of the SW 1/4 of Section 2, T -1 -N -, R -13 -W, Pulaski County, Arkansas, being more particularly described as follows: Starting at the NE corner of said NW 1/4, SW 1/4, Section 2; thence S 329.60 feet; thence W 30.00 feet to the Point of Beginning, said point being the SE corner of Lot 1, Block 5, Pennbrook Subdivision; thence N 87 degrees, 57' 02" W, along the south line of said Block 5, a distance of 626.00 feet to the southeast corner of Lot 11, said Block 5; thence S i degree, 20' 20" W along the E line of said Block 5, a distance of 435.70 feet to the north right -of -way line of I -630; thence along said north right -of -way line, the following four courses and distances: 1) S 60 degrees, 18' 40" E, 99.30 feet; 2) N 82 degrees, 54' 37" E, 392.77 feet; 3) N 35 degrees 48' 46" E, 173.54 feet; 4) N 12 degrees, 00' 49" E, 279.32 feet, to the Point of Beginning, containing 5.887 acres, more or less, from "R -2" Single Family to "0 -3" General Office. (I -630 and John Barrow Road) SECTION 2. That the building heights on Lots 1 and 2, Knoedl Park Addition, be restricted to two stories and to two or three stories on Lots 3 and 4 Knoedl Park Addition, with the larger of Lots 3 and 4 having the three story building. SECTION 3. That a forty (40) foot undisturbed buffer be provided adjacent to the west and north property lines. Along the north property line, the forty (40) foot buffer is reduced to twenty -five (25) feet within the street right -of- way. SECTION 4. That an eight (8) foot wooden opaque screening fence be provided along the west and north property lines. 311 SECTION 5. That the map referred to in Section 36 of the Code of Ordinances of the City of Little Rock and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 6. That the ordinance shall take effect and be In full force from and after its passage and approval.
