ORDINANCE NO. 15,990
AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PCD
DISTRICT TITLED MECHANICS LUMBER COMPANY
(Z- 4933 -B) IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING CHAPTER 36 OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from unclassified,
outside city limits (proposed commercial) to "PCD ".
A parcel of land in southeast corner of Chenal Parkway
and Kanis Road, Little Rock, Arkansas being more
particularly described as follows:
Part of the N 1/2, NW 1/4, Section 6, T -1 -N, R -13 -W,
Pulaski County, Arkansas, more particularly described
as follows: Starting at the NW corner of said Section
6; thence S870451E along the north line of said Section
6, 535.93 ft. to a point, thence SO050140 11W, 703.22 ft.
to a point on the north right -of -way line of Chenal
Parkway; thence continuing SO050140 11W, 150.50 ft. to a
point on the south right -of -way line of Chenal Parkway;
thence southeasterly along said south right -o£ -way
line, also being the arc of 1387.80 ft. radius curve to
the right, having a chord bearing and distance of
S61032101 11E, 10.29 ft. to the point of beginning;
thence S61028117 11E and continuing along said south
right -of -way line 383.87 ft. to a point; thence
S18012122 11W, 234.26 ft. to a point; thence continuing
S18012122 11W, 406.88 ft. to a point on the north right -
of -way line of Kanis Road (40, right -of -way); thence
N54038125 11W along said north right-of-way line, 63.14
ft, to a point; thence N51040106 11W, and continuing
along said line 290.03 ft. to a point; thence
northwesterly along said line, also being the arc of a
454.41 ft. radius curve to the right, having a chord
bearing and distance of N33019152 "W, 285.99 ft.; thence
N14059135 11W along said north right -of -way line 517.48
ft. to a point on the south right -of -way line of Chenal
Parkway; thence S75032143 11E, along said south right -of-
way line 118.38 ft. to a point; thence S69035115 11E
continuing along said line 106.53 ft. to a point,

thence southeasterly along said line, also being a
1387.8 ft. radius curve to the right, having a chord
bearing and distance of S66015127 "E, 238.83 ft. to the
point of beginning, containing 8.8557 acres of land,
more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Mechanics Lumber Company (Long -Form PCD) is
conditioned upon obtaining a final plan approval within the
time specified by Chapter 36, Article VII, Section 36- 454(d)
of the Code of Ordinances.
SECTION 4. That the map referred in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the
extent and in the respects necessary to affect and designate
the change provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall take effect and
be in full force upon final approval of the plan.
