AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A SHORT -FORM PCD
DISTRICT TITLED PHILLIPS 66 (Z- 3294 -B)
IN THE CITY OF LITTLE ROCK, ARKANSAS,
AMENDING CHAPTER 36 OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from C -1 to PCD.
A parcel of land in SE corner of Hwy 10 and Pleasant
Ridge Road, Little Rock, Arkansas being more
particularly described.as follows:
Part of S 1/2, N 1/2, Section 21, T -2 -N, R -13 -W,
Pulaski County, Arkansas, more particularly described
as: Starting at the center of said Section 21; thence
N89o01134 11E, along the South line of the NE 1/4, said
Section 21, 22.91 ft. to the Southwest corner of Lot
'C' Walton Heights, Little Rock, Arkansas; thence
N36o54105 11E along the West line of said Lot 'C', 31.02
ft. to a point; thence N52o59'55 "W, 160.3 ft, to a
point; thence S37o00105 11W, 40.0 ft. to the point of
beginning; thence N52o59155 "W, 110.0 ft. to a point;
thence N33o4l'04 ", 45.98 ft. to a point on the Easterly
right -of -way line of Pleasant Ridge Road; thence
Northeasterly along said Easterly right -of -way line,
being the arc of a 339.71 ft. radius curve to the left,
having an arc distance of 115.07 ft. and a chord
bearing and distance of N46o36143 "E, 114.52 ft. to a
point; thence S53o05130 11E and continuing along said
Easterly right -of -way line, 5.0 ft. to a point; thence
N36o54130 11E and continuing along said Easterly right -
of -way line 36.46 ft. to a point; thence Northeasterly
and continuing along said Easterly right -of -way line,
being the arc of a 35 ft. radius curve to the right,
having an arc distance of 55.69 ft. and a chord bearing
and distance of N81o54130 11E, 50.0 ft. to a point on the
South right -of -way line of Arkansas State Highway No.
10; thence S52o59155 11E along said South right -of -way
line, 94.04 ft. to a point; thence S37o00105 11W, 200.0
ft. to the point of beginning, containing 26,905 sq.
ft. or 0.6177 acre, more or less.

SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Phillips 66 (Short -Form PCD) is conditioned
upon obtaining a final plan approval within the time
specified by Article VII, Section 9.101 of the Code of
Ordinances.
SECTION 4. That the map referred in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the
extent and in the respects necessary to affect and designate
the change provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall take effect and
be in full force upon final approval of the plan.
