HomeMy WebLinkAbout16040ORDINANCE NO. 16,040 AN ORDINANCE TO AMEND THE 65TH STREET WEST PLAN AND OTHER MATTERS 170 WHEREAS, the staff discovered a mapping error showing the wrong location of a major intersection, and; WHEREAS, the location of proposed arterials has changed since the land use plans adoptions and; WHEREAS, the residents of the area consider the area residential, and; WHEREAS, the Planning Commission reviewed the amendment at a public hearing and recommends approval. NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the 65th Street West plan map is amended to reduce the 'INC" neighborhood commercial at each of the following: A.) East of Stagecoach, south of the Shackleford intersection - remove southern most parcel B.) East of Stagecoach at the David O Dodd intersection - remove the eastern leg behind a commercial area along Shackleford C.) West of Stagecoach between Shackleford and David O Dodd - Remove the northern most parcel SECTION 2. That the 65th Street west plan map is amended to correctly show the Shackleford intersection and add "NC" neighborhood commercial and multifamily to the northwest corner of the intersection. SECTION 3. The text of the 65th Street West Plan is amended as shown in attachment "A ". WEST ELM MOW= MQgQSED T XT CHANC$i LAND USE PLAN The Land Use Plan for this District follows, in many instances, the existing zoning. The University Avenue strip corridor- is a good example of how the plan and zoning match. Some of the northern areas along Highway 5 are also shown on the plan as they are zoned. For example, the land on the east side of the intersection of Tall Timber Boulevard is zoned and shown on the plan as office. The Land Use Plan does indicate areas for multifamily, gfgb�g, and commercial that are currently zoned "R -2 ", single - family residential. These areas are generally along Highway 5 where some non - residential development currently exists. Future non - residential uses are shown on the plan atc,na Sha kts Pford�ROad and at major street intersections. The Land Use Plan does not show Stagecoach Road as a strip commercial area. Even though some scattered convenience commercial uses exist along Stagecoach; it still has a rural residential flavor. The change from residential to commercial has not begun and the plan does not endorse that transformation in the near future.
