ORDINANCE NO. 16,021
AN ORDINANCE AMENDING ORDINANCE NO.
14,220 AND MODIFYING A "PCD" DISTRICT
TITLED SNIDER COMMERCIAL PARK PCD (Z-
3810) IN THE CITY OF LITTLE ROCK,
ARKANSAS.
WHEREAS, Ordinance No. 14,220 was passed on April 6,
1982; and
WHEREAS, the Ordinance changed the zone classification
from "R -4" and 110-3" to "PCD" on the following described
property:
Block 3, Forest Hill Addition, Little Rock,
Arkansas; and
WHEREAS, the Ordinance was to have taken effect upon
final approval of the plan by the Little Rock Planning
Commission; and
WHEREAS, the owner has not submitted a final
development plan /plat within prescribed time; and
WHEREAS, the Planning Commission by Resolution on
February 26, 1991, (attached as Exhibit A), recommended that
the above described property be reclassified and that a
portion of the PCD be revoked.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That Ordinance No. 14,220 is hereby
amended.
SECTION 2. That a portion of the preliminary site
development plan /plat approved by Ordinance No. 14,220 is
hereby removed from said development plan.
SECTION 3. That the PCD classification of the below
listed property is changed to 110-3" General Office.
Z- 3810 -B - Described as all of Block 3, Forest
Hill Addition, Little Rock, Arkansas. (I -630 at
Pine and Cedar).

SECTION 4. That Section 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, is hereby amended by
changing the map referred to in that Section to the extent
that Snider Commercial Part PCD is hereby modified to comply
with the Ordinance amending Ordinance No. 14,220 and that
Section is designated as 110-3" General Office.
SECTION 5. That this Ordinance shall in no way provide
for an extension of the approval period for Ordinance No.
14,220.
SECTION 6. That the Ordinance shall take effect and be
in full force from and after its passage and approval.

12 WHEREAS, the Planned Unit Development (PUD) titled
13 Snider PCD was preliminary approved by the Planning
14 Commission in March, 1982 and the Little Rock Board of
15
Directors in April, 1982 by Ordinance No. 14,220; and
16
17 WHEREAS, the Zoning Ordinance of the City of
18 Little Rock provides for revocation in Section 36 -458
19
paragraph (a) in instances where the owner fails to file a
20
21 final plan /plat; and
22 WHEREAS, the owner of the land involved in the Planned
23 Unit Development has not pursued the approved preliminary
24
25 plat; and
26 WHEREAS, the owner has caused a reclassification
27 action to be filed whereby the land involved will be
28 '
reclassified as "03" General Office after approval by the
29
30 Little Rock Board of Directors.
31 NOW, THEREFORE, BE IT RESOLVED_BY THE PLANNING
32 COMMISSION OF THE CITY OF LITTLE ROCK, ARKANSAS.

SECTION 1. The Planning Commission voted to recommend
to the Board of Directors that the subject PUD be revoked
and reclassified to 1103" General Office.
