HomeMy WebLinkAbout16082M M ORDINANCE NO. 16,082 AN ORDINANCE APPROVING A PLANNED UNIT DEVELOPMENT AND ESTABLISHING A POD DISTRICT TITLED CAMBRIDGE PLACE ADDITION (Z- 2390 -B) IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING CHAPTER 36 OF THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following described property be changed from R -5 to POD. A parcel of land in the SW corner of Pleasant Valley Drive and Cambridge Drive, Little Rock, Arkansas, being more particularly described as follows: Part of Lot 1D, Condominium Developers Addition to the City of Little Rock, Pulaski County, Arkansas, more particularly described as follows: Commencing at the Northwest corner of said Lot 1D; run thence South 03 deg. 16 min. 43 sec. West along the West line of said Lot 1D a distance of 129.70 feet; thence South 12 deg. 53 min. 36 sec. East along said West line of Lot 1D a distance of 105.00 feet to the Point of Beginning; thence South 74 deg. 20 min. 11 sec. East a distance of 270.77 feet; thence along a curve to the left a distance of 70.33 feet (curve chord bearing South 23 deg. 09 min. 23 sec. East, chord distance 70.13 feet, curve radius 263.73 feet); thence South 30 deg. 47 min. 50 sec. East a distance of 339.70 feet; thence along a curve to the right a distance of 31.53 feet (curve chord bearing South 05 deg. 20 min. 00 sec. West, chord distance . 29.48 feet, curve radius 25.0 feet); thence along a curve to the right a distance of 376.19 feet (curve chord bearing South a 48 deg. 36 min. 00 sec. West a distance of 282.55 feet to the Point of Beginning and containing 4.01 acres, more or less. 295 C> 5) C to SECTION 2 •That the preliminary sitetevelopment 296 plan /plat be approved as recommended by the Little Rock Planning Commission. SECTION 3. That the change in zoning classification contemplated for Cambridge Place Addition (Short -form POD) is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36- 454(d) of the Code of Ordinances. SECTION 4. That the map referred in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and it is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 5. That this ORDINANCE shall take effect and be in full force upon final approval of the plan. The agreed upon plan includes the following changes: 1. The developer will be provide a 30 ft. buffer along Pleasant Valley Drive beginning at the property line. This would constitute 23 ft. of undisturbed property beginning at the brick fence. 2. The revised plan will indicate enlargement of the two landscaped islands at the entryway to provide for more trees. The developer has also agreed to locate one or perhaps two islands along the eastern parking lot to save additional large trees. The developer has agreed to meet on the site with Mr. Bob Brown, who lives across Pleasant Valley Drive from the project, and a city representative to actually mark the trees and decide the proper location of the additional parking islands. This process will take place before any of the area is cleared. 3. The three signs illustrated on the plan will be letters mounted on the brick walls. Each sign will be no larger than 3'x12'. 4. The gate will be code operated with an emergency entrance system for the Fire Department, perhaps similar to the Riverdale Harbour development. 5. The east building will be located at least 107 ft. from the property line along Pleasant Valley Drive. 6. The Cambridge residents have requested a sidewalk along Cambridge Place instead of Pleasant Valley Drive as required by the ordinance. The Cambridge sidewalk would line up with the sidewalk along Breckenridge Drive where people now walk. The Pleasant Valley Drive sidewalk would make no connection to another sidewalk. These changes, we feel, will properly screen the offices from Pleasant Valley Drive and will make this office development a good addition to the neighborhood. TD /JL: se CITY OF LITTLE ROCK, ARKANSAS
