ORDINANCE NO. 16,319
AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PLANNED
OFFICE DISTRICT TITLED SEVEN ACRES
BUSINESS PARK (Z- 5038 -A) HIGHWAY 10 AT
BELLA ROSA DRIVE IN THE CITY OF LITTLE
ROCK, ARKANSAS, AMENDING CHAPTER 36 OF
THE CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from R -2 Single
Family to (POD) Planned Office District.
A parcel of land in the NE 1/4 of Section 24,
T -2 -N, R -14 -W, Pulaski County, Little Rock,
Arkansas, being more particularly described as
follows:
A tract of land described as part of the West
1/2 NE 1/4 NE 1/4, Section 24, T -2 -N, R -14 -W,
Pulaski County, Arkansas more particularly
described as: Starting at the SW corner of
the West 1/2 NE 1/4 NE 1/4 said Section 24;
thence N0001122 11W along the West line of said
West 1/2 of the NE 1/4 NE 1/4 686.31 feet to
the Point of Beginning; thence N0001122 11W and
continuing along said West line 537.98 feet
to a point on the southerly right -of -way
line of Arkansas State Highway No. 10;
thence Southeasterly along said southerly
right -of -way line the following bearings and
distances: S80 011121 11E 2.53 feet;
S74 033139 11E 133.34 feet; S81 °11'36 "E 112.94
feet; S87 003118 11E 191.06 feet; S82 037134 11E
127.04 feet; thence S0009122 "W 212.61 feet;
thence N89 054159 "E 110.0 feet to a point on
the East line of said West 1/2 NE 1/4 NE 1/4;
thence S0009122 11W along said East line 150.0
feet; thence S79 039122 "W 60.0 feet; thence
S62 013141 11W 53.17 feet; thence S48 031122 "W
150.0 feet; thence S65 016122 11W 85.0 feet;
thence N78 043138 "W 38.0 feet to the Point of
Beginning containing 7.82 acres more or less.

SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission with the following conditions:
1. That accessory commercial be limited to
ten (10) percent of the gross floor area
of all four (4) lots within the plat.
2. That the accessory commercial uses be
limited to the building on Lot No. 1.
3. That the balance of Lot No. 1 be
restricted to office use.
4. That the building on Lots 2, 3 and 4 be
limited to office showroom warehouse as
defined in the Zoning Ordinance.
SECTION 3. That the change in zoning classification
contemplated for Seven Acres Business Park (Short -form POD)
is conditioned upon obtaining a final plan approval within
the time specified by Chapter 36, Article VII, Section
36- 454(d) of the Code of Ordinances.
SECTION 4. That the map referred in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the
extent and in the respects necessary to affect and designate
the change provided for in Section 1 hereof.
SECTION 5. That this ORDINANCE shall take effect and
be in full force upon final approval of the plan.
