ORDINANCE NO. 16,290
AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A POD
DISTRICT TITLED WILDWOOD LONG -FORM
POD (Z -5604) LOCATED AT 20,919 DENNY
ROAD IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING CHAPTER 36 OF THE
CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from R -2 Single
Family to POD Planned Office District.
A parcel of land in Section 27, T -2 -N, R -14 -W,
Little Rock, Arkansas, being more particularly
described as follows:
A tract of land described as beginning at the
SW corner of the SE 1/4 SW 1/4 said Section 27;
thence N39 049116 "E 645.98 feet to a point on
the centerline of Denny Road; thence
S50 010144 11E along said centerline 1,443.34 feet
to a point; thence Southeasterly and continuing
along said centerline being the arc of 1909.86
foot radius curve to the left having a chord
bearing and distance of S54 019129 "E 276.15 feet
to a point; thence S58 028114 11E and continuing
along said centerline 755.0 feet to a point;
thence S31 031146 "W 453.37 feet to a point;
thence S35 028114 "E 304.37 feet to a point;
thence S32 031146 11W 1,065.97 feet to a point;
thence N64 028114 11W 585.16 feet to a point;
thence S82 016146 "W 370.17 feet to a point;
thence N62 043114 11W 572.80 feet to a point;
thence N2 048127 "E 851.71 feet to a point;
thence N52 030123 11W 518.40 feet to a point on
the West line of the NE 1/4 NW 1/4 said
Section 34; thence N1 006121 11E along said West
line 886.04 feet to the Point of Beginning
and containing 98.42 Acres, more or less.

SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.

SECTION 3. That the change in zoning classification
contemplated for Wildwood Performing Arts (Long -form POD) is
conditioned upon obtaining a final plan approval within the
time specified by Chapter 36, Article VII, Section 36- 454(d)
of the Code of Ordinances, but in no event later than 1999.
SECTION 4. That the map referred to in Chapter 36 of
the Code of Ordinances of the City of Little Rock, Arkansas,
and designated district map be and it is hereby amended to
the extent and in the respects necessary to affect and
designate the change provided for in Section 1 hereof.
SECTION 5. Right -of -way dedication and the
construction of boundary street improvements on Denny Road
are hereby deferred until the proposed amphitheater is
built, but in no event later than December 31, 1999.
SECTION 6. That this Ordinance shall take effect and
be in full force upon final approval of the plan.
