AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PCD
DISTRICT TITLED CHENAL MINI - STORAGE
SHORT -FORM (Z -5600) AT STATE HIGHWAY
NO. 10 IN CHENAL BOULEVARD IN THE
CITY OF LITTLE ROCK, ARKANSAS,
AMENDING CHAPTER 36 OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE
ROCK; AND FOR OTHER PURPOSES.

BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from 0-3 General
Office and C -3 General Commercial to Planned Commercial
District (PCD).
A parcel of land in the SW 1/4 NE 1/4 and part
of the SE 1/4 NW 1/4, Section 15, T -2 -N,
R -14 -W, Little Rock, Arkansas, being more
particularly described as follows:
Starting at the intersection of the North
Right -of -Way line of Arkansas Highway No. 10
and the East line of the SE 1/4 NW 1/4 said
Section 15 said starting point being 55 feet
northerly from the centerline of said Highway;
thence N0032145 11W along said East line 309.86
feet to the Point of Beginning; thence
S89 027115 11W 250.20 feet to a point on the
proposed northerly right -of -way line of Chenal
Parkway; thence northwesterly along said
proposed northerly right -of -way line being the
arc of a 622.96 foot radius curve to the left
having a chord bearing and distance of
N27 047125 11W 93.28 feet; thence S57 055105 11W and
continuing along said proposed northerly
right -of -way line 5.0 feet; thence
northwesterly and continuing along said
proposed northerly right -of -way line being the
arc of a 617.96 foot radius curve to the left
having a chord bearing and a distance of
N46 027135 11W 306.96 feet; thence N60 050115 11W and
continuing along said proposed northerly
right -of -way line 113.04 feet; thence
N29 009145 11E 138.26 feet; thence N89 027115 11E
284.83 feet to a point on the northerly line of
a 100 foot Arkansas Power and Light Company
easement; thence S51 005135 11E along said
northerly line 404.60 feet; thence S0032145 "E

162.55 feet thence S89 020'55 "W 50.0 fe• to a 94
point on the East line of said SE 1/4 NW 1/4,
Section 15; thence S0 032145 11E along said East
line 50.25 feet to the point of beginning,
containing 187,085 square feet or 4.29 Acres
more or less. (Located at the NE corner of
State Highway No. 10 or Cantrell Road and
Chenal Boulevard.)
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Chenal Mini - Storage (Short -form PCD) is
conditioned upon obtaining a final plan approval within the
time specified by Chapter 36, Article VII, Section 36- 454(d)
of the Code of Ordinances.
SECTION 4. That the map referred in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the
extent and in the respects necessary to affect and designate
the change provided for in Section 1 hereof.
SECTION 5. That this ORDINANCE shall take effect and
be in full force upon final approval of the plan.
