AN ORDINANCE TO AMEND THE ROCK
CREEK VALLEY LAND USE PLAN IN
VARIOUS LOCATIONS AND FOR OTHER
MATTERS.
WHEREAS, the City Staff has spent the last six months
meeting with residents of the area to discuss the land use
plans; and,
WHEREAS, after numerous neighborhood meetings a set of
amendments was developed; and,
WHEREAS, the Planning Commission of the City of Little
Rock, after review and public hearing recommends the changes to
the adopted plan.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS
OF THE CITY OF LITTLE ROCK.
SECTION 1. An area of Community Shopping is added at the
intersection of Kanis Road with the proposed West Loop.
SECTION 2. The commercial at Kanis and Stewart Roads is changed
to Neighborhood Commercial and the area reduced. The
neighborhood commercial district should be confirmed to the
intersection of Kanis with Stewart and Denny Roads.
SECTION 3. The Open Space area along Rock Creek from Kanis
(north of Pride Valley) to Kanis (east of the Proposed West Loop)
is reduced to the floodway or 200 feet whichever is greater. The
surrounding land uses are modified accordingly.
SECTION 4. The entire ownership of Ron Hopper and Doug Williford
along Kanis Road north of Pride Valley Road is changed to
office /warehouse.
SECTION 5. The Public Quasi - Public use west of Baker Elementary
south of Pride Valley is changed to single family. The low
density multifamily north of the Public Quasi - Public is likewise
changed to single family.
SECTION 6. Public Quasi - Public is added along the north side of
Colonel Glenn Road between Marsh and Burlingame Roads for
existing churches. Likewise south of Kanis between Stewart and
Denny Roads an area of Public Quasi - Public use is shown for an
existing church.
SECTION 7. An area of Community Shopping is added at Colonel
Glenn and Marsh Roads.
