AN ORDINANCE VACATING AND CLOSING A PORTION OF
CAULDEN DRIVE AND NORTH DRIVE RIGHT -OF -WAY IN HOCOTT HOME SITES
ADDITION TO THE CITY OF LITTLE ROCK ARKANSAS.
WHEREAS, a petition was duly fled with the Little Rock City Clerk on the 3rd day of
e em r, 1993, asking the Little Rock Board of Directors to vacate and abandon a portion of
Caulden Drive and North Drive Right -of -Way in Hocott Home Sites Addition to the City of
Little Rock, Arkansas, appearing as record in Plat Book a, Page JDJ, in the office of the
Recorder of Pulaski County, Arkansas; and
WHEREAS, after due notice as required by law, the Board of Directors has, at the time
and place mentioned in the notice, heard all persons desiring to be heard on the question and has
ascertained that the street and right -of -way hereinbefore described, has been dedicated to the
public use as a street and right -of -way, and that all owners of the property abutting upon the
portio of the street to be vacated have filed with the City Clerk their written consent to the
abandonment; and
WHEREAS, the public interest and welfare will not be adversely affected by the
abandonment of the street.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF
THE CITY OF LITTLE ROCK, ARKANSAS:
SECTION 1. The City of Little Rock, Arkansas, hereby releases, vacates and abandons
all its rights, together with the rights of the public generally, in and to the street and right -of -way
designated as follows:
Exhibit A and Exhibit B attached hereto.
SECTION 2. Abutting owners of record, receiving title to the abandoned right -of -way
and easement shall at their cost remove all vestiges of public use and access as may exist; such
modifications shall include, but are not limited to the following:
A. The entrances on both ends of the abandoned right -of -way and easement shall be
offset and/or rebuilt to conform to the standard driveway design as required by
Ordinance No. 12,501.
B. The edge of pavement of the right -of -way shall be rebuilt to conform to existing
conditions in the general vicinity where the abandoned right -of -way and easement
intersects with the remaining public right -of -way.
SECTION 3. A copy of this Ordinance, duly certified by the City Clerk, shall be filed

in the Office of the Recorder of Pulaski County and recorded in the records of the County.
SECTION 4. This Ordinance shall take effect and be in force from and after its passage 567
and approval.

An existing 40 feet right -of -way as recorded in Plat Book, 3 Page 163, lying in the Northwest
114 of the Northwest 1/4 and in the Southwest 114 of the Northwest 1/4 all in Section 12, T -I -N,
R -13 -W, Pulaski County, Arkansas, being more particularly described as follows:
Starting at the Southeast corner of said Northwest 1/4 of the Northwest 1/4, Section 12; thence
South 03034'19" West along the East line of the Southwest 1/4 of the Northwest 1/4 a distance
of 115.33 feet; thence North 88°35'03" West 548.56 feet to the East right -of -way line of Caulden
Drive said point being the POINT OF BEGINNING; thence continuing North 88°35'03" West
40.00 feet to the West right -of -way line of Caulden Drive; thence North 01°00'53" East along
said West right -of -way line 164.58 feet to the Southeast corner of Tract 5, Hocott Home Sites
Subdivision; thence continuing North 01°00'53" East along said West right -of -way line 588.44
feet; thence South 88 059'07" East 66.14 feet to the East right -of -way line of Caulden Drive;
thence along said East right -of -way line along a curve to the left having a radius of 30.00 feet,
an arc distance of 43.25 feet and a chord which bears South 42 018'53" West 39.60 feet; thence
continuing along said East right -of -way line South 01000'53" West 558.96 feet to the Southwest
corner of Tract 6, said Hocott Home Sites Subdivision; thence continuing South 01000'53" West
along said East right -of -way line 164.59 feet to the POINT OF BEGINNING containing 0.696
acres, more or less.

Northwest 1/4 of section 12, T -1 -N, R -13 -W, Pulaski County, Arkansas being more particularly 589
described as follows:
Starting at the Southeast corner of said Northwest 1/4 of the Northwest 1/4, Section 12; thence
South 0314'19" West along the East line of the Southwest 1/4 of the Northwest 1/4 a distance
