AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DEVELOPMENT DISTRICT TITLED
4607 HOFFMAN ROAD SHORT -FORM PCD (Z -5720)
IN THE CITY OF LITTLE ROCK, ARKANSAS,
PROVIDING FOR A WAIVER OF THE REQUIREMENT
TO CONSTRUCT A SIDEWALK ALONG THE HOFFMAN
ROAD FRONTAGE, AMENDING CHAPTERS 31 AND 36
OF THE CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK, ARKANSAS; AND FOR OTHER
PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from I -2 and R -5 to
PCD.
A parcel of land in Section 30, T -1 -N, R -12 -W, and
located at 4607 Hoffman Road, Little Rock, Arkansas,
being more particularly described as follows:
Beginning at the NE corner of the E 1/2 NW 1/4 HE 1/4
NE 1/4 of Section 30, thence S 658.941; thence W
329.881; thence N 477.161; thence E 120.01; thence N
181.51; thence 8 209.911 to the POB, containing 4.5
acres, more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for 4607 HOFFMAN ROAD SHORT -FORM PCD is
conditi6ned upon obtaining a final plan approval within the
time specified by Chapter 36, Article VII, Section 36- 454(d)
of the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 of
the Code of Ordinances of the City of Little Rock, Arkansas,
and designated district map be and it is hereby amended to
the extent and in the respects necessary to affect and
designate the change provided for in Section 1 hereof.

SECTION 5. That Chapter 31 of the Code of Ordinances
of the City of Little Rock, Arkansas be amended to provide
for a waiver of certain requirements within the Subdivision
Regulations of the City of Little Rock for 4607 HOFFMAN ROAD
PCD (Z -5720) as follows:
Subsection a. That Chapter 31, Section
31 -209, be amended to waive the requirement
for a sidewalk along the boundary residential
street on which 4607 HOFFMAN ROAD PCD fronts.
SECTION 6. That this ORDINANCE shall take effect and
be in full force upon final approval of the plan.
